I'm getting ready to start build some spec houses and was wondering if I should start with a ranch or a two-story. What do you think?

Ranches are nice if you have aching joints (yes, I'm serious). The only drawback is that the roof of a ranch has the tendancy to drive the price of building through the roof (pun intended). 2 Storys are preferable to myself, as the ability to seperate sleeping quarters from guests is much easier and a 2 story (generally) has greater visual curb appeal as opposed to a ranch. I had a two-story house... Now, im living in a ranch style house (which i like it much better)... Looks more open, and you dont have to walk up and down everytime you forgot something... Vaccum the carpet on the stairs isn't fun neither...

If you want your house to look bigger outside, build a two-story. If u have more land, build a ranch...

If elders or young children are living in the house, "Ranch" is the answer. But if you really want to build a two-story, make sure the master bedroom is downstair because the resale value will be higher. (Trust me on that)

Since this is a spec house the market counts, not what each of us would like. I like ranch...but they are actually uncommon in CA. If your lot is small a ranch uses it all, a two story looks bigger.

I live in a two-story - and really would prefer a ranch. I am tired of the up and down - ranch is better - especially with a big room in the basement (i.e. bilevel). Good luck!

Ranch, definitely. The reason is that when people retire they tend to not want to purchase a two story. I know, not that I'm near retirement, but I screwed up my leg in an accident a few years ago, and climbing stairs has never been the same.

This is not easy to answer, lots of things to consider, there are three rules in realestate location, location, location. beyond that you must consider the market where you plan on building, is the area heavy with retirement then ranch, heavy with young families, two story, Then of course there is your abilities. Lot costs and sizes, density. The list goes on and on.
