I am in UT and I have one rental property but I want to make sure that I am not putting stipulations in that are against the law. My current renters have signed a lease-to-own contract.

Go to www.refdesk.com and from there you can locate your state link and look up statutes and revised codes for Utah and your county. Hopefully your renters will pay on time and go through with the option to buy. Should you face a situation where an eviction process would be necessary things might become rough. Lease options and lease to own agreements often give a vested interest in the property and that might not make things easy should they default on your agreement.

any contracts or leases should be approved by an attorney! In many states that is required. As a Realtor I am only allowed to fill in blanks, anything else must be approved by an atty.

Try http://www.mrlandlord.com for some basic info. But be sure to have a lawyer sign off on you documents before using them.

Get on line and search the state's revised statutes. Every state differs and you will get a real education.
