Go to www.rentclicks.com and see what other houses are renting for. Get a copy of your local liberal rag and see what similar properties are renting for in the area.

What's the square footage and the address? The one bathroom will be an issue as well. Based on what's available and assuming a 1200 sqft home builtin the 50's, you're probably looking at 2k/mo.
Shoot me an e-mail and I can help you without contracts and if you find your own tenant, you owe me nothing.
Regards

There are three things that affect the cost of rent and real estate: Location, location, and location. Try to goto a rental page (e.g. Yahoo Real Estate) and see what comparable houses rent for.

Not knowing sq footage or what type of area you are in (rural/city), I'll shoot for $1200 (this is going off of Northern Va prices) to $1500.

you have to a cma comparable market analysis...see what the going rate is in that area mathcing the same size home and your home amenities...price it in that range or a few bucks higher. If you can afford a few buck lowers if you want to rent it fast and attract people.
