i was quoted a mortgage rate and received paperwork from lender
stating all terms and interest rate..no problem there..

however, the seller changed the closing date several times and will be past the 45 day rate / terms lock in date ...i will be closing this coming wednesday on my first home purchase and my lender just informed me that they ran my credit reports again and that there was a significant change that will affect my interest rate....they pulled experian, trans union and equifax....somehow within the last 45 days since it was previously pulled my equifax file split and with the exception of some recently obtained credit cards, everything else going back to 1992 has disappeared off equifax lowering my equifax fico score from 680 to 610....

is there anyway i can back out of the deal which was contingent on financing? because of the equifax split file, which will take time to correct, my monthly payment will be going from 875.00 a month to 1150.00 a month.....

I just re-financed 4 months ago. I needed the funds and didn't check the fine print. I ended up with a mortgage payment increased by almost $400 and with less money in the end because they discoved a $5000 early payoff fee at the end of the deal. I know I was an idiot going for the quick fix. My credit is awful as well. I just want to decrease the payments. i have the GI bill-never used it.

Owners of an end of terrace house also 'own' a detached garage near to the property but have no supporting paperwork to prove this ownership.

The grandparents of the current owners paid for the garage in cash approximately 40 years ago and there was no paperwork for this transaction. The small plot of land that the garage is on belongs to the Coal Board (or whatever they are called today) on which there is no 'coal board' activity whatsoever. When the current owners bought the house (approx. 20 years ago) there was no mention of the garage in the paperwork but it was passed on through the family relationship.

The current owners wish to sell their house and would like to include the garage in the sale in order to increase the value of the property.

Where do they stand on ownership of the garage and how do they go about obtaining the necessary paperwork to prove this to facilitate the sale of the house? Are there any implications that we need to know about?

I'm an honest ethical, mortgage broker. Most of the clients I have would still be renting had I not show them the way, and helped them avoid the many landmines. My knowledge and expertise is something I'm compensated for , just like a doctor or atttorney, going it alone can cost you in lost opportunities, and bad choices for loans and properties, Please dont lump all Mortgage people in the same boat. I have lost many nights sleep streesing out over weather someone I'm working with will be able to get thier loan approval, and move into thier home. I become very involved in thier lives, and become a financial planner of sorts, helping them to improve thier credit score, and stratigically helping aquire more wealth

We were locked out of our rental about 10 days before our lease was up. The landlord did a walkthrough and charged us for items that were wrong. Dirty floors, bathrooms, etc. But we hadn't even finished moving our things out yet. Our lease wasn't up til the end of the month. Is this legal and how long do we have to take action to sue them for our deposit back? We thought they would sue us because they wanted more then our deposit, but they haven't yet. Is this because they know that they messed up??

Apartment communities in the U.S. have a standard clause in lease agreements, giving the management unlimited access to enter any apartment anytime (just like the ex-Soviet Union!), and although they say they exercise this right only in cases of emergency, I have witnessed several cases where a maintenance person just barged into my apartment.
What constitutes an emergency? Isn't this a violation of individual's rights of privacy and even hygiene?

Lease agreements also embody another clause where it says the apartment community cannot be held responsible for any loss of personal belongings in the apartments -which would make sense if they did not have the right to send maintenance personel into people's homes in their absence: isn't this authority vulnerable to misuse?

I was denied for an apartment on the grounds that my prospective landlord called my current residence and asked the landlord there if he was aware of the fact that my boyfriend was living with me. He said no. According to the prospective landlord this constitutes dishonesty and is grounds for denial. The kicker is my boyfriend does NOT live with me. Nor did I ever say to the prospective landlord that he did. I said that he would be living with me when I moved, not right now. I have a roommate right now and she is on the lease. Everything here is legit. I knew that the prospective landlord wanted a reason to deny us because she went on and on about how we weren't married on the phone and also mentioned several times about "If he has a criminal record...." (referring to my boyfriend) Not only do neither of us have a criminal record, but we have five degrees between us. This is insane. She had the audacity to claim that I said something that I did not say. What do I do?

We live next to two schools, and the school department is looking to tear them down and build a bigger new one. We just got a letter in the mail asking if we would be interested in selling our house in order for them to expand the site. Would they necessarily give us more than the value of the house because they specifically want this land? I'm curious why people would every say yes to this unless they ended up getting a great deal. Also, what are the chances that they're just able to take it (eminent domain) ??

I purchased a house a year ago and depending on my job situation (I may have to move across country) I may have to sell. With the market cooling off, I don't expect any appreciation in the price and therefore may lose money on the sale. I won't have much cash to spare with the relocation. My son started buying his flat with his girlfriend a year ago at the time he had a job , he lost it through forgetfulness (caused through a car accident he badly damaged his brain) he got another job 2 months later and lost that one too , he is on jobseekers allowance now which is only £59 pw , so he cannot pay towards the bills as much as he would like , his girlfriend wants him to move out back to my place , I think he should stay until the place is sold , as his name is on the mortgage and all other bills , I will let him back here , but not until the flat is sold , does anybody know what the rules are for this dilema , please only genuine answers ,as this is very serious.

The item that I won online was shipped in a box. It was wrapped poorly, and arrived twisted and broken. Interestingly, the box was perfectly fine. The seller wants me to send it to her, so that she can file insurance claim with post office. The post office didn't do anything to destroy the item. The interior packing was improperly done by the seller. I think this is fraud, and want to protect myself, and get my money back. Please help.

The ex-fiance and I bought a house together before we got married, she called the wedding off at the last minute for no reason, but told me that since all the money put toward the house was my money, she wasn't going to try to take the house... I was told I could get her to sign a "stop claim" agreement and she wouldn't be able to change her mind later on down the road.
