I am in the process of selling a condo in LA which I bought 3 years ago with cash for $180,000. I am now selling it for $349,000 and I am a foreign national (UK).

We have a home for sale, it was under contract. The buyers agent was the buyers daughter. They signed the contract stating they would get a residental loan and put $1,000 in escrow. The residental loan was approved and we were going to close, until the title company found out that they were going to rent out the home and told them that they could not close with a residental loan. They tried to get the correct type of loan to no avail. We gave her a 3 week extension, she agreed to pay all daily interest during that time. Finally they were denied for the right type of loan and now they want their escrow deposit back and do not want to pay the daily interest, and I am out 3 weeks time and have to have the escrow tied up because they wont release it. She even had the nerve to say that she would split it with us if we gave her the pool table in our house!!!! Please read my other ?s for more details. What would you do in this situation?

For example, a house costs £200K. Person 1 gets a mortgage for £90K. Person 2 gets a mortgage for £110K. They pool together these two mortgages to pay the total £200K for the one house. Is this a viable option or do banks insist that only one mortgage can be valid on any one house?

We rented a house for 2.5+ years from our landlord who was deported from the USA for violating his visa. So from day one it's been difficult dealing with him from 1000's of miles away. To make a long story short, after 2 years we got tired of him and moved out. He wasn't back in the US when our lease expired so we mailed his stuff back to his power of attorney. We paid $265.00 for a professional move out clean and have pictures noting the excellent condition. He however, has found any little issue possible to ding us on. Are these fair?
$408.00 for carpet cleaning only minor spots here and there I had the house cleaned every 2 weeks (the house is only 1400 sq ft)
$129.00 for new curtains, he didn't like the ones we left
$Ring from towel holder missing $18.74
$Nick mark in the guest bathroom counter top $125
$300 for paint and spackle (there were no issues with the walls)
Is it worth taking him to court? He lives in another coutry so having him pay to come here might be worth it.

I have a town house in southern California. It is 1650 square feet, 3bd/2.5 ba, has a yard and 2 car garage.

I want to do some light remodeling: new kitchen cabinets, granite countertops in kitchen and bathrooms, update bathroom tubs, and other things. My whole project will cost about $27,000 for materials. No labor costs.

My wife and I plan to remain living in the town home for at least another 5 years because starting a family. We will have our place paid off (& will be debt free) in a few months and may possibly sell it one day if our neighborhood gets bad. But we may never move because real estate is SUPER expensive near the beach where we live.

Is $27,000 too much to invest in my town house? My reason for the updates is not for resell but to make our home more custom.
I want us to be happy with what we have so we don’t go house poor buying a fancier house.

Also, should we save our money for 18 months to pay for the project in full, or should we get a loan?

I am renting furniture and paying biweekly. I've made a total of $1,360 worth of payments. That exceeds the cash price the rental co. is charging for two lamps, and 3 end tables. I have not paid enough towards the sofa and loveseat. Am I entitled to keep the lamps and tables if I wanted to end the rental agreement?

Hi,

My husband and I are thinking of renting a townhouse, but the rental terms are a bit stricter than I'm used to. The landlord is requiring the first and last month's rent ($1600 each) up front, as well as an ADDITIONAL security deposit of $1600 up front for cleaning. He will also assess us a $1200 fee if we stay for less than a year.

Does this sound reasonable to you? Would you rent this place? All of the apartments and condos I've ever rented only required the first and last month's rent, with no additional security deposit or lease termination fee. Thanks for your opinion!

My husband and I met as neighbors. We became engaged in 12/04 and in 01/05, we (& our entire block) were sent papers from IDOT indicating that our homes were under eminent domain due to a corridar connector. I tried to sell the 2nd house but no-one was interested because of the eminent domain issue. I appealed to IDOT for a financial hardship that they have placed on us and they granted an early buyout. It will be several months before it takes place. They indicate that they will offer fair market value based on an appraisal and title searches, etc. I have heard so many horror stories on eminent domain!
Do you think I will get a good honest offer? Should we be compensated for our losses? We're having trouble renting out the house because people don't want to live there month-to-month. Now, we have 2 mortgages, an empty house, and the eminent domain issue. What's the worse case scenrio? Your thoughts or experiences with eminent domain are greatly appreciated.

I discovered mold in my books on a bookshelf and other personal items I stored in the basement and I dont know if I am responsible to replace these items or if it is my landlords responsibility to maintain a moist free environment for my items or if it is my responsibility for having put them there.Should I have access to my basement and ability to store items safely without worrying about this kind of thing from happening?I realize there are health factors involved as well.

Pulte Homes lowered the price of their condos $50k. I bought mine pre-construction and now I'm stuck upsidedown on the condo. They have stated to me that no refunds or reimbursements will be given and I will have to wait on the market to come back. Too bad, so sad they tell me. Does anyone have any suggestions.

how much do i make yearly? im a waittres and
