ok, I delivered a 30 day notice of eviction to my renters this morning because of non payment of rent. A few friends of mine in town have called me today and said they have a van and trailer at the house and are moving out now. Yes this is a good thing but they are the type of people who will not call and let me know when they are totally out. So how do I know when it is legal for me to go back into the house, Do I have to wait the full 30 days even though I know they are starting to move now??? what if neighbors dont see their cars there for say 3-4 days, so i think they are done moving , i go to the house and some of there stuff is still there?? then i get in trouble for unlawful entering? but then again what if they ARE totally gone and do something stupid like leave the water running, and i dont go there. Please help!!!!!!!!!!!!!!

My client is selling a house and her son is supposed to be taking care of it and fixing it up so it will be easier to sell. Instead, he trashes the place and sits around drinking all day. Should I tell her about this? She lives in another state and is trusting him to do all the repairs and yard work. If you were the seller, would you want me to tell you about this? Or is it not my place to tell her that her son is an alcholic, lying bum?

I have a maintenance guy who is way short of insight into what a maintenance person's duties are at a small historic community which is carrying a lot of prestige. This community has won two national and one state award for restoration and renovation. It was almost an 8 million dollar venture and the building is beautiful. How do I get him to realize that each time he sees something that needs attention, whether it be trash on the grounds or scratches on the elevator doors, that he should go ahead and take care of the situation. When there are stains on the carpets and you see them, get the carpet cleaner and clean it, when there is yuck on a wall, get a rag and wipe it. Ha!, not him! His theory is that if there isnt a work order, then there isnt anything that needs attention. Any one have any training solutions? Any websites that I can glean some info from to present to him? I have talked until I am exausted! I wish I had the power to show him the door, but I dont, darn it!

An ex girlfriend of my fiancee's lived in his home (which he has the title for) for approx. 1 year. She has since been evicted and is threatening to sue us for the equity in the home. When she was evicted, she took all of what she bought, except for the carpet. A judgment has been offered in her favor for the carpet, that's not what we're concerned about. Should we get an attorney for this? Is this even possible that a renter would be entitled to equity on a property? There was no rental agreement, and there is really no proof that she was even paying rent during that time. Please help!!!

Some facts:
May home was recently appraised for 150,000 more than what I am currently paying a mortgage on. Now does that mean I can get a home equitly loan for like ten percent of that money? I am not really interested in refinancing.

I am looking to rent a room out to help me pay a crippling mortgage my ex has left me with. Can I find a template anywhere which can give me guidelines as to the terms and conditions for the lodger. I just know that I will leave out a heap of stuff that I will later regret. Another question would be, what should I charge? (a double bedroom in a semi in dunstable) thanks to any response.

I have a property in East london that has made about 30K profit. i also have an apartment in Melbourne Australia with about 110-120K (aus) left to pay on the mortgage. with the currency rates as they are the profit from my London place would fully pay off the Australian property. I would then by a place outside london for a lesser price and have about the same size mortgage in the UK as before. Is this the best thing to do or should I keep paying both mortgages but get a bigger UK place? Is there something I haven't considered?

I refinanced my home in June. There is a 3-year prepayment penalty equal to 6 months interest (roughly $9000).

The home is valued at the same price as the loan. I'm paying $1800 a month on a $270k loan.

Should I sell my home now to get rid of the debt or wait until the 3 years is up so that I don't have to pay the prepayment penalty?

My wife and I have separated so there is no reason to keep the house.

How do I list my house as an assumable loan and can I ask for more than what the loan is listed at? I need to get out of my house soon because I can't afford it anymore because of a divorce and I just need to sell it. I own an apartment building in Maine and some tenants are complaining of the oder coming from another tenants apartment. Can I evict them because of the oder? They won't let me in to inspect the apartment. She also lost her kid to DHS because of this and other reasons. Help. Please.
