Check court records and local auditors offices. In Hamilton County Ohio we have this all online. www.hcso.org just for example. Also many are listed in the local MLS service.

The pay for the list websites are really not worth it because it is all public record. We also have a publicantion called the court index which has homes that are in the forclosure process. www.courtindex.com

For what purpose do you want to get this foreclosure list? if you are planning to get into the foreclosure business you might want to purchase a list like all the others do. The only advantage to this is that you save time.

Keep in mind that the list you purchase is also purchased by attorneys, real estate brokers, loan brokers, speculators and investors.

Those listed above purchase list, mail letters to the ones on their list.

One way to get a list is go to your local recording office,spend an afternoon or morning going through the ones that have been recorded as they are public records, anyone may do this. This is very time consuming as well as boring. It is the best way though.

Your local newspaper will list a few of the properties that are in foreclosure, so you might check that source.

The other is to find an area in your city, say approximately 5000 houses. Send a letter to these individuals stating that you are in the foreclosure business and you want to assist them. You need to do this monthly so they will always have a letter telling them of your services.

This will not get you a list, but it will get you a number of individuals that will call you for your services if that is why you want a list of foreclosures in your area. It will also give you and exclusive since you will be getting a call direct from the home owner.

you can get a list from the internet but its a waste of money most of those people on those list dont even know that their home is on it. its hard to get a foreclosure most people know that they have equity in their home so they either refinance or sell it before it gets to foreclosure. try to look for a house that is being sold by probate courts you can usually get good deals thru them. i see them all the time if you are in the los angeles area email me and i can help you look i am a licensed realtor. good luck

check bank listings, VA listings. hud listings. Do not buy lists from people claiming to have foreclosed property

got google and type in foreclosures and check your locate bank, realtors too.
