Please give me some suggestoins on how can I sell in a buyers market? I bought brand new a duplex last year and I owe 320K on it and it appraises for 350K. I have it listed for 335K so I can pay the relators commission. I am not behind on the payments so most investors are not interested in it since its not a distressed property. It needs no work or rehab. Eventaully, it will start hurting me financially because I had to kick the tenants out 2 months ago for non payment. I am looking for more tenants but it's not easy. I have it listed with the agent, it's advertised in the local newpaper, and on craigs list for almost 2 months and only 2 people have called about it. How can I get more exposure and get it sold as quickly as possible? I'm ready to move on from this investment.

We decided what we would fix.......mostly safety issues GFI's,Gas Leak, Certification of Furnace, remedy Mold in attic and fix the attic fan, It's been 3 business days and we have not had a reponse from the buyers or their attorney. Closing is in 3 weeks. How long can this take?

I've heard that there are good tax breaks if you have a mortage. Do they offset the interest that you'd be paying when you take out a loan? Which is better, cash or loan?

We stayed in our condo 3 months past the closing, with an agreement to rent it back until we moved. We rushed out without a thorough cleaning, and the buyer is holding $200 in escrow to cover the cleaning. I'm willing to split the difference...this seems excessive.

The problem is i found someone to the the refi but it would only save me 300. I have no pre-pay penalties and wont have any if i do refi. Also i dont have to pay a closing cost. Should i just wait for 6 months when my score would be higher to qualify for better rates or take the offer and refi again in 6 months

Our lease is up next month and we DO NOT want to stay where we are at. We found a much better apartment in a much better area. All the paper work is done and I think we are approved the only issue is with the apartment manager where we are at right now. He will not call them back and tell them we paid our rent on time. He just says he never got a phone call and I know he did. The new apartment gave me dates and time of when they called. What should i do now? If he does not call back I dont think we will get this place. There has to be a way to get him to call back or another way around him. Please help.

One evening, after attending the theater, two gentlemen were walking down the avenue when they observed a rather well dressed and attractive young lady walking ahead of them. One of them turned to the other and remarked, "I'd give $250 to spend the night with that woman."

Much to their surprise, the young lady overheard the remark, turned around, and said, "I'll take you up on that offer."

She had a neat appearance and a pleasant voice, so after bidding his companion good night, the man accompanied the young lady to her apartment.

The following morning the man presented her with $125 as he prepared to leave.

She demanded the rest of the money, stating "If you don't give me the other $125, I'll sue you for it."

He laughed, saying, "I'd like to see you get it on these grounds."

Within a few days, he was surprised when he received a summons ordering his presence in court as a defendant in a lawsuit. He hurried to his lawyer and explained the details of the case.

His lawyer said, "She can't possibly get a judgment against you on such grounds, but it will be interesting to see how her case will be presented."

After the usual preliminaries, the lady's lawyer addressed the court as follows: "Your honor, my client, this lady, is the owner of a piece of property, a garden spot, surrounded by a profuse growth of shrubbery, which property she agreed to rent to the defendant for a specified length of time for the sum of $250. The defendant took possession of the property, used it extensively for the purposes for which it was rented, but upon evacuating the premises, he paid only $125, one-half of the amount agreed upon. The rent was not excessive, since it is restricted property, and we ask judgment be granted against the defendant to assure payment of the balance."

The defendant's lawyer was impressed and amused by the way his opponent had presented the case. His defense therefore was somewhat different from the way he originally planned to present it. "Your honor," he said, "my client agrees that the lady has a fine piece of property, which he did rent such property for a time, and a degree of pleasure was derived from the transaction. However, my client found a well on the property around which he placed his own stones, sunk a shaft, and erected a pump, all labor performed personally by him. We claim these improvements to the property were sufficient to offset the unpaid amount, and that the plaintiff was adequately compensated for the rental of said property. We, therefore, ask that judgment not be granted."

The young lady's lawyer answered, "Your honor, my client agrees that the defendant did find a well on her property. However, had the defendant not known that the well existed; he would never have rented the property. Also, upon evacuating the premises, the defendant removed the stones, pulled out the shaft, and took the pump with him. In doing so, he not only dragged the equipment through the shrubbery, but left the hole much larger than it was prior to his occupancy, making the property much less desirable to others. We, therefore, ask that judgment be granted."

In the Judge's decision, he provided for two options: "Pay the $125 or have the equipment detached from its current location and provide it to the plaintiff for damages."

The defendant immediately wrote a check.

I read somewhere that at present, there are 5 millions who rent a property in England (a flat, house, etc). But does anyone know how many are renting in London alone? If possible, pls give the source.

We moved out of our apartment on August 4, 2006 and the management did not bother to let us know when the move out inspection took place and sent us an invoice after 60 days of our move out of around $1140 without informing us before that there are repairs to be made and without giving us an opportunity to take care of the repairs. What options do I have? Is there no time limit within which the management should send us a notice of move out inspection according to Georgia Law? Are they not supposed to let us know that repairs have to be taken care off? They just went ahead of the repairs without letting us know and sent us the invoice on October 16, 2006 that is more than 60 days.

I signed a lease and I am stuck in it until Augst of next year. The place is way too expensive and noisy (paper-thin walls) and we cannot sleep well. We are paying 1300 per month for this dump! How can I legally go about getting out of this?!?! (Please, step by step, or what are my rights?)
