Our lease is up next month and we DO NOT want to stay where we are at. We found a much better apartment in a much better area. All the paper work is done and I think we are approved the only issue is with the apartment manager where we are at right now. He will not call them back and tell them we paid our rent on time. He just says he never got a phone call and I know he did. The new apartment gave me dates and time of when they called. What should i do now? If he does not call back I dont think we will get this place. There has to be a way to get him to call back or another way around him. Please help.

If your current landlord does not respond to phone calls, provide the new managers with copies of your rent receipts or cancelled checks. If they must have verification from your current manager, have the managers of the new place send a verification via certified mail, or at minimum via fax. Either way there will be proof that your current manager has received the request.

Offer to pay for the certified letter if you wish, so as not to place any undue hardship on the new managers.

If they fax, they should be able to print out the status of the transmission, if it came in ok or not. (this is not as good as a certified letter)

I have had several prospective tenants in your situation, these are the courses of action I have taken. If I believed a previous landlord or manager was dodging me, I also tried calling at different/off hours (early morning or late evening) from a different telephone in case of caller ID.

Bottom line, without a response from your current landlord/manager it becomes a judgement call on the new managers as to how they feel about your application and if they are willing to give you a chance.

This is where your bank statement or rent receipts or cancelled rent cheques or money order stub can help you out.
You can also ask the current manager for a letter stipulating that you were a good tenant who always paid on time.
If he refuses, tell him you will take legal action against him.

Like someone else said, go to his office and ask him to write a letter stating the rent was paid or have him call the company right then or arrange for the company to call while you are in his office.

Ask him for a written reference if you are standing right there waiting for it you are sure to get it.
