There's only one company that can give you the best rate. Everybody is slightly different. If you find what you THINK is the best deal, it's almost a certainty that somebody else can beat it. And while you're looking for the best deal, rates are changing the whole time. So you may not EVER find it. In other words, get a good deal and don't worry about getting the absolute BEST one. Find someone you trust, get a good deal, and be happy.

Why would you want to deal with a "site" rather than a person who can explain all of your options so that you can make an intelligent, informed choice?
Lots of internet sites offer rates as low as 1% but be aware that most of these are "teaser" rates that are only in effect for a limited time. In most cases, the lowest rates offered also feature a pre-payment penalty since the initial rate is not profitable to the investor.
Whe you think you're getting something for nothing you're getting exactly what it is worth!
The best way to maximize your mortgage power is to have good credit, take the longest mortgage term available, and opt for interest only payments.

There is a loan called an optional arm loan that gives you four options to pay for every month. There is a 1.25-1.75% interest only, interest only variable rate ( not sure what the length), 15 yr and 30 yr payment options. This loan is good for investors or when the market is hot. The bad thing is that your mortgage balance will grow if you pay the low 1.75% interest payment. The growth will be the difference between the 1.75% rate and the interest only rate. You should speak with a loan officer about this loan. Not recommended if it is not an investment property.
