I'm not sure what you mean. You have to look at what the zoning ordinances in your area actually say. If your land was zoned as commercial, then you probably need a variance in order to sell it as individual lots for residential units. You can usually go to city hall; the government employees are usually very helpful. Or consult a real estate attorney. Good luck!

You can sell it but the new owners may not be able to do anything with it. You may want to check with the surrounding neighbors to see if they may want to buy it and add it to their property. THe zoning board with tell people what they can and canot put on the land and where they have enough to work with. Most places require 2 acres.

You should have an existing plot plan when you purchased it. You will have to hire an Engineer to break up the lots into a way that it will be approved by the town for sale.
Zoning will have to approve all set backs, plans, street frontage, etc...

If you own it, you can sell it. May want to find out what the zoning is on your property to inform potential buyers.
