If in USA, if you break a lease for a rental, the landlord can go to court get a judgment against you for rent until the unit is re-rented, duty to mitigate damages

That will make it very hard to rent a place from a landlord that does credit checks

First of all; the landlord has the right to take you to court demanding payment of rent due until the end of your lease. Some landlords will try to work with the tenant, attempting to fill the vacancy before the lease is up and accept the new tenants payments without forcing you to pay. If the landlord cant find a new (good) tenant they may file a court order, against you, for payment.

Secondly, many landlords today run a "tenant history check" to find out if there has been an "Unlawful Detainer" filed against the applicant or if the applicant has a stable rental history. If they find out that you've been taken to court they probably will not rent to you, citing a bad credit history (totally legal and within their rights).

Nobody wants to rent to someone who has a history of non-payment.

If you have a positive relationship with your current landlord they are more likely to work with you. Explain the reason you need or want to break your lease. If you have a sound explination for leaving your more likely to have a good outcome. Otherwise you may run into difficulties with your credit and any attempt to rent from someone else.

it depends on who your landlord is. i broke a lease because i couldn't afford it because the roommate was paying their share. the landlord let me break it and i just recently moved into another apartment the beginning of this month.
