Advantages- built just as well or even stronger than on-sight built due to having to be transported and lifted with a crane.
Can be assembled in one day.
All work is done inside a climate controlled factory. This does not allow your lumber to get wet and cold and expand.
Disadvantages- Like another member said, not too many people really know how they are built and see them to mobile home standards. This will bring the market value down due to decreased knowledge of the modular home.
Sometimes they can be built with cheap quality materials like wiring, plumbing, etc. If I was you I would talk with the company and see if they use the schedule 40 plumbing, the 12 ga romex, soldered water pipes or the maniblock system, top quality spouts and faucets, etc. Dont go for whatever is cheap because you do get what you pay for.

Advantages are lower cost and tighter quality control in the manufacturing process.
Disadvantages are that cheaper building materials and methods are generally used. There are size and shape limitations. Whatever gets pre-assembled has to be moved down some roads and streets to get to a homesite.

Advantages are price, and a fast place to live.
Disadvantages, In the south with hurricanes they wouldn't be the best idea. Plus in tornado country wouldn't be too good.
We looked at them last year they were cute and a good price compared to a stick built house. But the quality isn't great.

Well, they're very well made and a lot cheaper than a house or even some apartments, the only problems I see are the tornados that find them so attractive and the higher insurance rates for the owners of such that live in tornado alley.

On the mortgage side of things:

modular homes are actually sturdier because they all have to be loaded onto trucks and moved. so they have to be able to support their weight while lifted by a crane. not too mention they cost less.
however they arent worth as much.

interest rates tend to be 1-3% higher on the mtg. that is the biggest fall back in my opinion, unless your paying cash.

todays are actually quite good and less expensive, and faster to finish, but if you are looking as a selling point than its a problem, poeple just dont trust them as much as they would trust a carpenter they dont even know
