If you own the property for a long time it could be worth it if you bought it at the right price. I have seen people purchase land 5 yrs ago for 300-400k subdivide it and sell it to one builder for 3,000,000 with all the approvals for the subdivision. You can speak to an expediter, they usually have a good network and get the ball rolling for you.
