I am desperate to stay in our school district for my kids sake. I am desperate to leave my situation away from my boyfriend, also; for my kids sake. I now have bad credit (most is 5+ yrs old) and just started a descent paying job that will become commission based. I feel that purchasing is smarter than renting. So, I wonder if one has to have good credit, job stability, and/or money down to purchase a home. Or which is most important? I am working on all of the above and obviously it takes time. So, I need to figure out the best first, second, third and so on, move.

We are 4 people living in a 2 bedroom rented apartment in Lincoln, NE. The lease includes 3 names; myself, my friend and a third guy. A fourth guy is living without being in the lease.

Recently we have had problems. The third person in the lease and the guy who is not in the lease have been fighting and abusing me and my friend. They shout, throw stuff and curse at us. They don't clean and throw around trash.

1) We have requested the third person in the lease to release us from the lease, but he refuses. He will not break the lease either. Me and my friend are ready to bear any cost of lease-break. Can me and my friend force a lease-break on the third person?

2) Can we get rid of the fourth person who is not in the lease? He refuses to move out. He is dirty and is making the apartment resemble a trash can.

3) Somebody told me to approach "City Building and Safety". If I report that 4 unrelated people are living in a 2 bedroom apartment can they get the apartment vacated?

I'd like to change my existing sliding closet doors to sliding mirrored doors. Will that do anything for my house (added value or just appeal) if and when I decide to sell? I know it'll make the room look bigger, but what else will it do for me besides increase my love life?

Im in the middle of bankruptcy and the laywer advise me to walk away from this second property i have. He laid out the future to me... my house is only worth 30 thous i owe around 51 thous and if i rent i profit only around 200 dollars with at 700 a month, not to mention will be less with toliet and other problem if it arise during tenant living area. i have about 16 more years to pay off on this property ...the house's age is around over 30 years old and its not brick type and mention that i would put more money in the future's repair due to deterioration adding on to the mortgage.
im tempted to walk away and hes guaranteed me the bank mortgage cant touch me under bankrupcty protection law.
for those who experiences and expertise what do you think and what advice do you have?

I have just been told that I have a muscle disease in addition to other medical problems I have, we have had our house on the market for almost 2 years altough we have had offers and a couple of contracts nothing has worked out for us. We really want to sell our house so we can move back home and buy another house closer to our children. I pray every day that someone will just buy the house so we can move on.
Is there anyway to get a loan that will cover the exsiting home loan in addition to a new loan in another state?

We were evicted because we had nowhere else to go and now it's impossible to find somewhere to live because of it . what kind of sense is that!?How and where do i find somewhere to live thatisn't going to do formal credit/background/eviction chk. we are employed and have varifiable income. personal references. just suffer from poor money management. that doesn't mean we don't deserve a place to live does it?

I helped one of my clients get a lease option. The guy who leased it to him is in the business of these things and said he would try to set something up to repay me, like referrals, etc., because he was just helping out a neighbour, who couldn't pay much. He ended up sending me a check. It isn't much just several hundred. Should I take it to my broker and just take a percentage or do I keep it. I didn't know he was going to send me money, I thought he was just going to send referrals.

Any advice from an experienced realtors.

Lender refused to aknowledge cancellation notice and now my house is in foreclosure, because I refused to pay the loan under the terms which were stated, the loan was cancelled days before the funds checks were written out. I cancelled because I did not recieve a copy of the docs, nor any disclosure from escrow co. This happened in CA. The mortgage co.- Argent/AMC

I bought my condo 2 yrs ago in Chula Vista California. I have two mortgages for my home. The first one the big one is interest only 4.625 wich jumps 3% in Dec causing a $500 hike on my monthly paymts. The 2nd one is fixed 12%. The hike is making it impossible for me to make my paymts. I tried to refiance, but I found out that the value of my home has decreased 15 thousand dollars. So my options I feel are only to really struggle with these payments on a house the is not worth what I am paying already or Foreclose. I don't want to get another loan(Home Equity Line of Credit) to pay off my bills so that I can afford this home, which is what current lender recommends so I can keep paying. I want to Foreclose but I DO NOT want to be Liable for a DEFECIENCY if they don't get what I owe on it. I was told to avoid that I should try to get the 2nd loan to foreclose first. Is this true? What Can I do so that I will not be liabel for Defeciency if I Foreclose. Plse help if at all possible
