Check your rental argeement/lease. Is there a clause providing for the maintenance of the rental? Is the AC needed for comfort or because of a medical problem?

Most states require that landlords fix problems with essential services within 7 days, and non essential services within 30 days of being notified in writing of the problem.

Have you notified your landlord in writing? Has it been more than 30 days? If yes, check with an attorney or legal aide in your area to see what your options are.

Your landlord cannot threaten to evict you because of the AC. He can however decide to give you notice to move according to the stipulations outlined in your rental agreement/lease.

If there is this much tension between you and your landlord, you may be better off looking for somewhere else to rent.

Legally, I dont think you can sue or anything if your rent is not paid in full and you want your AC fixed, however if your rent is paid and you aren't causing any disturbences and you are a good tenent, legally they have to fix the AC, or else you can file a complaint with your local gov't. But it is really dependent on the case, becuase it really matters on who broke it, if it was intentional, etc.

want further information alongside with what handed off what's your landlord telling you?? A landlord might want to shop all electric powered structures (which includes AC) in solid restore and strong operating order. Did you damage the AC by using negligence or did the unit damage down? the owner is had to fix damaged residing house equipment interior of seven days, until eventually this is written into your lease you're literally not obligated to pay the owner for this restore. So if it doesn't state that on your lease and the article replaced into no longer damaged by technique of you or your travelers/travelers by using miss or negligence then this might want to be a landlord duty. what's the $1500.00 for? the fee of restore? this might want to be borne by technique of the owner no longer you until eventually it says on your lease that the Tenant will be to blame for the fee of restore to any equipment/electric powered unit. safe practices deposits are literally to not be used for very last months lease, or to fix upkeep, it is no longer what a secure practices deposit is for, this is to fix the landlords position once you flow out in the shape you do damage above and previous favourite positioned on and tear, you are able to't ask the owner to positioned your safe practices deposit in course of your lease and he's below no criminal responsibility to achieve this. in case you actually opt to get decrease back at your LL flow to the clerk of courts and locate out how you are able to flow about escrowing your lease with the courts until eventually your landlord fixes the project, this way you're exhibiting solid faith by technique of paying your lease notwithstanding the owner isn't getting the money until eventually he complies. You do have rights consequently I advise you google "state tenant landlord guidelines" and be conscious wht your state says your rights are, some will help you report a variety to have the owner restore interior of 10 days or you are able to flow out without penalty, sue the owner for no longer fixing and or flow out until eventually the upkeep are made and deduct the fee of a inn out of your lease, yet each and every state is diverse.
