I have townhomes and single family homes that I need to rent out fast. Where can I advertise to extent I am guarantee some results?

Local newspaper is probably still the best. That gets you up on their website as well. Most folks looking for a place will look there first.

From personal experience, a good property manager is worth their weight in gold. Hell, make that platinum! You typically pay 10% of received rents but it's worth every penny. No more advertising. No more credit checks on prospective tenants. No more errors in lease language that leaves you hanging. No more time off from work to file evictions. No more 2:00 AM calls for a leaking water heater or furnace failure.

On top of that, most property managers have contracts with companies to provide repair services on an accelerated schedule at a discount price. And they have in-house staff who handle minor repairs for the cost of parts alone. That alone can pay the cost of the property manager's services!

Make sure that you have "for rent" signs with a phone number posted at your properties for starters. Also try to identify your target audience. For instance, if you live in a college town you might have the best luck filling the properties with college students. Try posting flyers anywhere near campus, on campus, or where college students hang out. Traditional newspaper classifieds listings still work well in some areas, but Craigslist is best by far in my area (SF Bay Area). Another great way to find renters is by word of mouth with your family, friends, church group, softball team, etc. Just mention to your network that you need some great renters for your properties and might be willing to work out a good deal on rent.
