What do I need to do from step one, like mortgages, down-payments, and other things.

I am looking to buy a new home sometime between next spring and a few years from now and I am wondering if the prices of a home built from a plan is negotiable, I have been looking at the prices of many different home builders and it seems that some builders have a much higher cost for a similar home in the same area. I am just wondering how negotiable these prices are, I know that buying a home that someone already lives in is quite negotiable but how negotiable is it with a new house? This will be my first home. Is there any ballpark percentage range that could be a decent rule of thumb as to what can be expected?

I was informed today after nearly 5 weeks that the lender has additional questions of the buyer (updated bank statements and such). The transaction was to close a week ago and has gone 7 days without resolution. I received this information this evening (30 minutes prior to the updated close today).

Is the buyer's agent, title company and lender liable when a pre-approval letter was received after the contract was signed? I feel as though these folks have potentially dropped the ball and not kept the seller informed.

I have a home in San Diego, Ca. Can't refinance and can't sell. Owes more than home value and high 55 credit ratio and no cash to put down. Is it true that now a days people with almost any type of credit score can qualify for a home loan if they are able to afford it have little to no debt? I mean... very little debt!

Also, can you get a loan for 100% of the home price with no down?

Our closing date is Oct. 13th and it needs some work before we move in, how soon can we start on it? Do we have to wait until closing? We already have been approved for the loan. We just have to wait for appraisal, inspection, and survey.

I mean I want to go through countrywide but do they have like only one rate depending on my score, or is it the higher the interest the more money for them? like a real estate agent the expensier the home the higher the commision? My wife and I are on a serious credit repair mission to eventually purchase a new home. The home that we live in now we will have to rent it out versus selling. There are homes in my area that have been on the market for appx 2 years and still sitting. If we rent we wont have to wait more than a couple of months max.
Now my question is how much of a down payment will I need for my next purchase. The home we are looking at is appx $250,000. How much will I need to bring to the table as a down payment. Also what are my options for any down payment alternatives. Someone told me I needed 20% down and I almost passed out. Our scores are horrilbe right now but we are waiting until they reach the mid-high 600's Please help..........Thanx in advance.....
