we are closing on the 27th and we still dont know if we have to put any thing down we had are closing cost put in to the loan and we already put down 1,000 do you think that we have to put any more down then what we did.we are buying our first home in texas .

I bought a house back in Febuary. I agreed for a lease back for 2 months for the home owner.He needed more time to find a home. In those two months I had to sign my kids up for their new school and I needed 2 utility bills in my name of my new address. The previous home owner who could stay in my house for two more months had to pay for my mortgage and utility bills. He did accept for one ,my water and power bill came in AFTER he had moved out (and I haved moved in ) It's not a very big bill. ($168), but it is my money. Does anybody have an idea on how to get m money back. I have called my brokers and I left him a few messages on his cell, but he simply ingnors me.

The appraisal didn't come high enough on the home we are going to purchase. The sellers are not willing to come down and the bank won't borrow us the full amount. Our realestate agent has offered to lend to us the rest needed at a certain rate for 10 years. Is this legal?

I just purchased a trailer home and paid cash for it. I have a bill of sale and receipt from the previous owners but was told I should get a "title" for it like you do a vehicle. When mentioning this to the previous owners, who bought this house new 10 years ago, they act like they have no idea what I am talking about. How should i proceed with this? I paid the spring taxes on it and have fall coming up soon, person at the court house said i need a "Title"
Any ideas are welcome.

I am trying to close on a house that had many issues on the loan. I've even got to the end, and the bank saw a judgement on my credit that the underwriter didnt catch. 2 mos later, my credit has dropped and the bank wants to lend me 95% instead of 100%. I dont have the money to put down, and my realtor is unable to help me with 900.00. The builder and lender are both pitching in,and the lender said he has a friend that is willing to put his name on my loan and will help me, but he dont want to cause bad relationship with my realtor. The full amount I need to come up with is 1900.00. Is it unethical or illegal to do this, and should I feel bad about changing realtors. He is someone I have been aquainted with for years, and I dont want to hurt him. He didnt help me find the house, or anything, but he has been consulting me on this house since I put my ernest money down in July. Im so confused. What is the best/right thing to do? I have to look out for my family and their best intrest too

I am in Arizona. My girlfriend owns a house with her sister. They have a horrible realtor and there maybe be a contract with her but neither are sure and haven't asked yet. Typically how long would a contract last and would both owners of the house have to sign it or only one owner?

One sister wants to buy the other sister out of the house now and the realtor is expecting her commission if they decide to do that and has not even been helpful selling the house. Its been up now for about 4 months with Realty Executives.

My lease was up in sep.1,06 i gave them my thirty day written notice, tried to pay the full balance but still had $40 left as of sept.09,2006. Now there trying to charge me $700 to get new carpet and we didnt even get new carpet a yr. ago when we moved in is that fair???

This what the local oil jobber did. In his lease he wasn't up front with the business about the tax he has to pay this jobber. The tax was written into the lease and those leasing oil weren't told up front about this. What I want to know does this bussiness have a right to sue them.

For example, if the Seller uses an agent and pays that agent 6% commission, but the Buyer does not use an agent, then the Sellers agent clearly gets the whole %. However, if the Buyer uses an agent, then does the Sellers agent have to split the 6% commission, or would the Buyers agent get an additional commission on top of the Sellers agent?

We're thinking to purchase our fist home. We are fortunate enough to have the option to purchase the home with cash on hand instead of paying with home loan.

Do we have any real benefit of getting home loan to pay for the house rather than pay it off with cash? What would be some of the disadvantages for paying with cash? We would appreciate it if any home owners can share your knowledge regarding this matter. Thank you.

I am selling a house in probate sale. I signed a big real estate company to sell it. The agent went to a realtor who buys houses for low cash offers, and then told me he couldn't get better offers so I would sell. The two realtors are flipping properties. I just found my house on the buyers internet site and he doesn't own it. Escrow closes in 3 weeks. The escrow guy is in on it too. I apparently found a bunch of bad guys. The internet site has millions of dollars in property for sale, and probably most of it, they don't own. People who were calling his number off the sign, were getting bounced to the buyer. suggestions? numbers to federal agenies?

Our tenant pays the rent every month (thois has been going on for 5 months) after the 20th of the month (lease says rent is due by 5th). So the property manager sets up an eviction hearing court date and the tenant sends the rent days before the hearing date.

The tenat paid one court fee (as she incurs the $150 court fee to file the suit and the court always judges in our favor). Today was yet another court date and the property manager called to tell me the court again ruled in our favor, but yet the check arrived in the mail. She also said the tenant never paid 3 court fees.

Are we responsible for these court fees if the tenant does not pay them?? I know, I need to review the contract with the prop manager, but how does this typically work?

Also, should we not cash the rent check and just take the court decision and move forward with an eviction? The property manager did all of the applications / interviews -- can I trust them to find a good tenant this time?? THANKS

3/2 DW completely remodeled in 3/2006 , New sub floors and hardwood laminate throughout, new carpet in bedrooms. both baths remodeled from floor up. all new (brushed nickel finish) faucets. house has been retro-fitted new paint inside and out.. has lots of custom rough cedar wood inside..large deck on front and back...has 24 ft round above ground pool (not put up this season) land is fenced and crossed fenced ready for cattle. one horse on property now and will come with property if price is right... has 34x34 metal barn in excellent condition...two small storage buildings... stocked pond enlarged 3/2006 does not go dry.. city water but has wells on property (per previous owner) locations unknown. property is about 9 acres coastal bermuda pasture (needs fertilizing) and 8 3/4 acres hardwoods. all property fenced.back fence needs some work,,,its the wooded area. really need to see to appreciate.. this is a custom DW all three bedrooms are large the smallest one is 15x15 master has large

i have a contract for a condo and the owner has exceeded the date of the expiration of the contract. I have a "time is of the essence" clause . i want to see if that is good enough to get out of the contract. The condo is in Delaware. Can i find out without getting a lawyer?

I have a Friend who recently Bought a House in a Brand New Subdivision about 2 years ago. She took out a fixed Mortgage and her payments were around $950 and have been up until 9 Monthsago when she was Told her payments were jumping to $1200 a Month because the taxes werent figured correctly. Well She just Received a notice that payment are jumping to $1700 a month (Double her Original Payment! ggrrrrrrr). Again the claim is that the property value was originally figured for the undeveloped land, but nowthe taxes are jumping because the property Value is Much Higher than what they were originally figured at. :-s... So the Question is , Is this Some form of Predatory lending? I know it has to be an Injustice... What recourse can she Take.
She Lives in Texas and I know that many of her neighbors are experiencing the same thing.

I am selling my house tucked in 2-acre wooded lot located in New York, (south of buffalo) Can anybody tell me where i can advertise online which is searchable and can be seen by millions. I have tried ebay but they charge insertion fee whether the house sell or not.
