i found this house, and I thinking about buying it for a first home, it is 125k and has 18+ acres of land, it is south of dallas. so far the location is not that bad. is there something I am missing?

How much work goes into land?

<>It does sound way to good to be real, but what a steal if it is! Go see it. Get an engineering report if you are going to buy. Also, do some research into what might be going on around it (development, etc.) that might be driving down the price.

Well, there could be some faults with the land itself. Maybe a chemical spill or some environmental problem. Depending on the state, they dont always have to release that information.

Or it could just be a corporate retreat from a company that went bust. One of the dot coms or something. Or it could be a police seisure from a drug dealer or something.

Best way is to check with the local property office and see how many owners it has had lately (within the last 10 years)

You didnt say how much. Go look at it yourself. We cant look at it for you or guess the price.

It would really depend on the price range for that area. I guess you could have someone go out and appraise it for you and give you an idea of what it will cost to fix anything that may need it and also to maintain the property.
