I'm listing my house for sale and, if everything goes to plan, it will sell almost exactly 1.5 years after we bought it. We stand to gain about $50k. Do I owe the capital gains tax on the entire $50k, or is it prorated so I would only owe 1/4 of the calculated tax (1/4 because I lived in the house for 3/4 of the 2 years required to earn the full exemption). Also, I've heard that the tax rate is 15% and 20%, which is it? Thank you in advance.

My landlord is selling the building that we live in and he told us that we will receive a 24 hour notice when they may want to come look at the apartment.
We are still living there and will continue when the new owner takes over.
The landlord said that he gave the realtor our key and said if we are not home, they will come into the apartment..
This doesnt sound right.

I rented a property a few years ago and I'm curious about its history. How would I go about finding out who the past owners were, going back a hundred years or so? I no longer live in that state and I don't know how to even begin the research. Thanks for helping me.

We are considering selling our house that we have owned for less than 2 years, so we don't automatically qualify for the capital gains exemption. If we roll the gains from the sale of our house into the purchase of another house, do we still have to pay capital gains tax? Specifically, if our net gain is $50k and we applied that to the down payment of our next property, do we still pay capital gains tax? If not, is there any other way to avoid capital gains tax?
