My husband and I are planning to buy a studio or one bedroom apartment in South Beach next year. Do you know how much of a down payment would be required? We are from the NY/NJ area, and here people pay 15% to 20% as a down payment, but we have been told that we can pay as little as 5% to 10% in Miami. Is this true?

I have a master bathroom pedestal sink PVC pipe that is ugly and want to conceal it. I have seen a cloth that covers the PVC pipe that does an excellent job hiding the ugly pipe. Ideally, I would want the cloth to be a beige color. The question is where can I buy a 1 1/4" cloth cover for the PVC pipe?

I had the homeowner's assoc. fix the problem the first time. Then they re-roofed, but now the problem seems to be the chimney and its failure to seal out water. The HOA wants to repair the ceiling again but did not mention solutions to the chimney this time, should I agree with their offer to just repair the ceiling? Or should I taken more action? Repairing the ceiling every time this occurs is not a good solution, but I'm not an expert here about what to do. Any ideas for me, anyone? Thanks.

I asked a similar question about this the other day and thank you to those that gave me advic. We have now signed the lease and it say no pets this in it self is fine. But what I want to know it say no pets including animals or birds inside or outside of the house. I understand this would includ birds in a cage or in a avery out side but what about wild birds like magpies or Kookaburras in the yard does this include these as well. If so how would I keep wild birds out of the yard that sounds silly I know but who knows the rules when it comes to some rules so I thought I would ask to double cheek. And also later on I would like to get one or two fish in a small fish bowl not a large fish tank. it says nothing about no fish so would it be ok for me to have a small fish bowl inside the house.

I have just accepted an offer on my home and will have just over $100k from my equity from that sale to use for new housing. My credit is poor (I'm currently paying 12% interest on the home equity loan on the house I'm selling). Would I be better off to wait and rent until my credit history improves?

Will the second mortgage holders come after you or be able to put something (other than a foreclosure) on your credit like a judgement? Would they be ale to garnish wages or do anything crazy like that in the future? The reason for two loans was a first and second (100% loan) was used to purchase the home. The value dropped and the foreclosure auction will only be enough to cover the first mortgage. BTW this is for a friend so don't bother asking to buy the property because I am looking into it, thanks!

We have tried to sell our house and cant even get out of it at all. The market sucks and we just cant afford the payment anymore. Does anyone know what affects your credit less? A deed in lieu of forclosure? A forclosure? Im just wondering if either one looks better on your credit report or if it doesnt matter.
