There are pretty much the same issues with them that there are with foreclosures - people think (wrongly!) that they have no reason to take care of it, and some will actually go in and sabotage it. I was in one the other day where they had ripped out the shower before they left. Carpet was gross and disgusting. Etcetera.

Go through it with a nice cynical buyer's agent who knows your market. Then have a building inspector come out. Once that's done, ask a contractor for an estimate on what it will take to fix the property up.

Every single one is different. A good buyer's agent will know them, and save your backside.
