Yes. Unless you have an accepted contract. If you have an accepted contract but no pre-approval for a mortgage, they can continue to show the property, unless you counter offer that this is not acceptable. Usually, they are time restraints on obtaining financing. Also, if you put down a couple thousand in earnest money, they will know you are serious.

The clause does not sound out of line. Any agent can show a property until it's sold. The listing agent, your buyer's agent, and other buyer's agents will be showing the property until there is an accepted offer in escrow.

I would say yes as you may not be able to get a loan or other things to come together to close the sale... so as to not pass up a chance to get a Sale they want to be able to continue to shop the property for the right buyer...

Sure. What it your offers not accepted, or if for some reason the deal falls through. The realtor would still like to make commission if he can sell to someone else. It's standard.

In Texas it's called pending but taking back-ups, a house can continue to show until it is sold and not concidered sold till it closes escrow.

I wouldn't be surprised. They are out to make $. If the other clients offer is more than yours, they get a bigger commission. You should call around to other agencies and check though.

UNTIL THE OFFER IS ACCEPTED IT DOESNT MATTER BUT ONCE ACCEPTED I WOULD DRAW THE LINE
