buy homes for 550k, what message do I use? The target market is people who want to buy but cant because of the prices there.

Benefits, benefits and benefits! What are the benefits to your proposition? Obviously your first USP (unique selling position) is the lower prices but it could also include a lower crime rate, less taxes, clean air, schools, etc.

You don't say what advertising medium you are using. If you are looking for a specific idea, maybe two pictures of the same house with a listing price tag of $1M in ABC town and the other with a $550K tag in your town and in bold letters something like "which can you afford pay?" or "drive a little and save a lot!" and so on...Whatever it is you want them to take some action. Include a free report, home warranty or gasoline card if they buy from you. In that price range, offering a car or big ticket item should be something to consider as well to get a full price offer. Especially, if the houses are staying on the market for any period. A 5% reduction in price on a $550K house is $27,500 plenty enough to cover the expense of a car. Something to get them to call or visit.

Its all about location the neighborhood in the south may be a bad one or horrible commute in rush hour traffic also do not use your profile picture on the advertisement
