Contact the realtors accociation I believe they have stats on how many realtors are in each area. I know southern cal is swarming with realtors who do not have clients. northern cal is getting the same way. central cal still has alot of room to grow for realtors and housing, but they are lower income than northern and southern cal and tend to not upgrade as easily.

Just because real estate prices are high doesn't mean that it's good to be a realtor in those areas. In fact, in the last 5 years in the US, the prices have gone higher but gross commission is roughly half or less as much as it was since there are 1.2 million Realtors. In 2005, the gross commission was only about $13,500. The National Association of Realtors has estimated roughly 200k+ Realtors to drop off by end of 2006. In any case, 15 to 20% of the Realtors make 80% of the sales.

I wouldn't be sure what to reccomend at this stage in the game because prices are going down and everything on the market that is not decreasing in price is stagnant.
Out of Southern California, South Orange County is the most expensive place to live...
