I closed back in december of 2005. The seller who happens to be my dad. Hasn't moved out yet. He was paying me my mortgage but till a couple months ago I had to pay out of my pocket. Over a grand a month now. I told him I planned on selling it and I was having a realtor come in to look at the house. He told me that, that wasn't going to happen. I was like yea right....I do plan on going there on the schedule date to have it looked at. But if he refuses to let me into my own home then what is there to do? any suggestions? can i back out of the mortage since the seller hasnt moved out yet?

$8,000 for closing costs! I thought I might help her, does anyone know a good lending instutions that doesn't charge such high closing costs?

Here is the info:

The home is FSBO
She is seeking a conventional loan.
She is putting no money down
She has good credit.
The cost of the home is $152,000
She is paying her portion of closing, the only thing we are splitting is the title insurance.
An attorney wrote up the contract

I live in an apartment with a roommate and we both are on the lease. I'm thinking about moving out of the area and so now I'm wondering what my options are for dealing with this. He will be staying, so we're not trying to end it completely, I just don't want to move but still have to pay for my share of the rent. Can I get someone to take over it for me officially (like resign the paperwork) or do I do it under the table and unofficially sublease it? Any experience out there?

My husband and I are currently renting a place for $800 a month. I am interested in getting a loan to purchase a home for our family. I don't know anything about loans or how they work. I would rather pay 800 a month towards our loan instead of giving it away to live in someone else's property. Is there any place that gives loans and doesn't expect you to pay a fortune a month towards that loan. The most we can afford to pay is 800 a month.

How can I tell my Landlord (who lives next door) that I can not have the yard work done when I am working?
I work from a home office doing insurance sales for Doctors. They know I work from home but keep coming over with the lawnmower, leaf blower and misc. noise making machines when I am trying to work. It is very disruptive and I can not work my best when they are doing this. It is costing me money. I know they have to do it sometime but I hate looking out my window and there they are. I can not even sit in my pajamas to work I feel like I have to be up and dressed. They have been over doing stuff 4 days this week. They were even up stomping on the roof to get the avacados off. Please advise how to deal with them.

My husbands father bought an extra house as an emergency place to live years ago. In that time, my husband has lived there off and on and also my sister in law. No rent was charged, only the understanding that if you lived here, you had to help fix the place up. Last October, my husband's father died. Everything he had went to his wife and she decided to leave the house as is for his kids. When he died, my sis in law was living there. She did do some improvements on the house while living there. Eventually, my sis in law got back on her feet and bought a house and moved out. Shortly there after, my husband and I moved in. We are hoping to do the same. However, his sis in law says we owe her for the improvements she did on the house. She wanted $100 a month for it. I told my husband no, don't pay her because she doesn't own the house. She has even come in and taken out most of the improvements she has done on it. Am I wrong? I don't think we should pay her a penny. What do you think?

A REMax associate called me saying they were looking to partner with an agent to handle some buyer prospects in my area but there is a REMax right next door to my office (a different brokerage, of course). I haven't answered the message yet.
Also, I teach computer classes part time and my brokerage is not the most technologically advanced. My manager has asked me to teach a few classes which I could do with my eyes closed, what if anything should I charge....money hasn't been mentioned yet. Again, I do this for a living about 10 hours/week.
