The Dallas area is a great place to live, it is affordable in more ways than just housing. We moved here a little over a year ago after having spent over 50 years in the Los Angeles area. And we have no desire to go back. There is no state income taxes in Texas, the climate is similar to So. Cal. Just a bit hotter in the summer and a bit colder in the winter. The area we are in has far less pollution, crime, congestion or urban or suburban blight as the so cal area we were from. Houses are 25 cents on the dollar for what you could buy in so cal, gasoline is 40-50 cents less per gallon then so cal, car registration and insurances are less. People are friendlier, more courteous and less harried. Texas is a massive state and there is and will be for many centuries to come plenty of cheap land. The builders use non union labor to build their homes so they can hire $10 per hour laborers vs $50 per hour workers in California. The laborers are experienced though and do a fine job. In fact the materials used and the quality of work is far superior to California building standards. Most houses are all brick and much better insulated because of the more extreme temps. You can buy a 3400 sf all new Fox and Jacobs Home with a 2 car garage on a 7200 sf lot in Denton, Texas for $180,000. The schools are awesome with complete technology departments for those students who are not college bound, so they can be prepared to enter the work force with certificates right out of high school. There are plenty of cultural activities as well as lots of Lakes for recreation, all the usual shopping and restaurants. I am a licensed Real Estate Broker in both California and Texas and I have a lot more enthusiasm for the Texas market because young families can actually afford to buy a home. In Southern California it would cost you $400,000 to buy a 2 bedroom condo built in the 70's in a less than desireable city with poor schools, high crime and pollution.

Soon I will have that same problem and be loving every damned money filled housegirl having card playing business doing minute of it.
Another advantage Texas has over California is all of the good old style AMERICAN people who own firearms and know how to live and act like true ladies and gentleman.
None of that fruity anti American Californianism there I tell you what kid!

In the Dallas "area"... there's your answer. Cost of living is lower, demand for housing in that "area" is lower, so prices are going to be lower.
