I want to hear from any kind of letting agent/landlord - the benefits and disadvantages of letting residential & commercial properties in the UK. What kinds of profits are expected. Anything they can comments about teh tenants. What percentage (approx) don't pay or cause hassles and what are they??

I have some credit problems, and I an interested in obtaining a mortgage, I have tried to get one but they tell me I need atleast a 580 credit score, I have a 540, so I want know will it be smart to rent to own, how does it work and what will I need and who can help me with this process, I really need to move I live in some apartments that I hate. Please anyone with real advise help!!!!

This is a follow up to question last week. I asked about quit claim on house with both wife's and brother-in-law's name on deed, although estate actually owns the property since mortgage taken out Sep 2003. House worth $75K, mortgage is $80K, thus no equity worth saving. As posted before, wife took on role of executrix to protect estate but mostly to keep brother-in-law off street, since he has no credit and spotty income. She would grant quit claim deed to him and he would declare bankruptcy (2nd time, 1st time a few years ago) and we'd be off the hook for the mortgage payments. As mentioned in 2nd response, we have considered renting but the property would require a lot of work to meet any potential tenant's standards and we can't maintain property from 45 miles away. Just curious if: 1) this will work and 2) does brother-in-law have to sign quit claim as well? Not confident that he will sign since there’s nothin’ like a free ride…..

Dad is on Medicare and Medicaid and is freakin out about the state of Iowa takin the house. He has transferred the deed to my mother who does not want the house and wants to transfer it to me. I am willing to assume the home and all the details. My family and I sold our home 5 years ago and have lived here with my parents to take care of my father. Is there a certain time frame this should all take place? Can the Estate Recovery Law take my home from me and my family? Can I take out a mortgage on the home and pay them back instead of them taking it? Any help would be greatly appreciated since this is a confusing field.

We are about 1 week away from being ready for walk throughs in our house. Our agent has some buyers ready and is waiting for our instructions. Do we let them through?

We still have to cover and paint over some spots on the walls, paint a few walls, fix the back door, and arrange everything perfectly.

If they come through now, the house wont be ready, but will we lose our best buyers if they don't?

We are moving to a new town (by choice, not because of a job), so my husband will be getting a new job once we arrive. He's an ASE certified master teach, and we have researched and jobs are plentiful. My fear comes in renting a house (real estate is HIGH there, plus we want to get to know the area before buying). We have been married 17 years and have never rented - always owned our own homes. Most of the rental applications I've seen ask for 2 pay stubs, gross salary, etc. I have an internet-based business (for the past nine years), so my business goes with me wherever I go, and I have tax returns to show my income. Hubby makes GREAT money, and he will have stubs from his old job but no NEW job. We also have A+ credit and very little debt. Will the pluses of our credit, home ownership history, etc. help, or do property management/landlords poo-poo you if you don't already have a job in the new place?

I'm doing zero-down because a) I have to furnish the house and b) putting 15-20% down on the house doesn't significantly lower the interest rate and I'd rather have my extra cash sitting in a 5% savings account. Also, I plan on staying in the house for less than 10 years.

My credit score is around 644 (middle) which I am repairing, and I would need to be moved in by February 2006, the only money I have is 2,000 which can be for the closing costs or dp, and Im a first time home buyer. Is this feasable? All I have is credit cards on my credit report so its not really detailed. They rejected me for a car loan, so I dont know if I even have a chance at this. Im sick of renting! grr!

Which is better as a property owner -- should I sell my home contract for deed, or rent it? I am upside down on my mortgage right now and can't afford to sell my house conventionally (I don't have the cash to pay the bank the difference between what I owe them and what the house would sell for). Should I rent it until I'm not upside down on the loan, or do sell it via contract for deed? What are the pros and cons of each? Thanks!

I saw a house today that I found for rent in the newspaper. When I went by to see the house it also had a for sale sign from a realtors office in the front. My guess is the owner is trying to do either. I would love to buy it but don't have the money for a down payment right now and need to have a little better credit.

Is it possible to work out a rent to own situation if he's open to that and if so what exactly does that entail in New Jersey?
