If your property is already listed, it may be to your advantage to de-list in until it is ready. Your time of highest interest is in the few days right after it hits market. Unfortunately, many times agents are so much into getting the listing *now*, and getting the sale *now*, that they will not explain this. Some are also part of a so-called straw buyer program where the use a straw man buyer, but they are the ones really buying the property, with the intent of fixing it up and selling for a profit.
You will get a much better price if your property is visually attractive. Since what you're talking about is all cheap and easy obvious stuff, it could make a difference of five times the money you spend or more to hold off until you are ready.

We have been where you are, and as uncomfortable as this might seem, it is an opportunity, and for us it was a fortunate one. We had MANY fixes and corrections we thought had to be done before listing. However we also knew that interest and the market is competitive. We let the agent know our general areas of concern.
The couple that bought our house a specific need that we could not have seen, that was satisfied by buying our house, even with it's faults. What's better we got our asking price, had to less repairs, and got to focus on the house we were moving to rather than so much effort on the house we were moving from.
THEN on the house we were moving to, our agent showed us some 45 homes, of them only 2 met our needs. The house we ended up purchasing, ALSO never was listed, and we gave them their asking price. SPEED and REQUIREMENTS were our criteria, and we got both, they got both, in both transactions we all won!

It didn't stop us. I'd fix the back door 1st. We had several walk-thrus while we were painting the house. Most of the buyers understood. The one who purchased our house: liked that we were painting and they didn't have to do much when they moved in.

Be competitive - you can't win if you're not in the game.
Show the house, don't "explain" yourself, let the realtors hash this out. Some buyers would rather you forgo repairs and negotiate price...

No you will not lose your best buyers. They ought to understand that you were not planning on showing the house at this exact moment and that you need to tidy up.
As for the coverups and repairs, ssssssshhhhhhh.

Finish what ever you need to do and then let people walk in. If you allow them now , it could affect the asking price later in the discussions
