My mom and I are looking for a 2/1 or 2/2 apartment in the Davie, Fort Lauderdale area. We are great tenants, but money is an issue. An apartment near down town Ft. Lauderdale would be ideal. I need websites or tips. I’ve been to a bunch of sites already.

I am just finishing my post graduate studies and have only ever lived in student accomodation or with my parents. I don't currently have a job but i will need somewhere to live when i finish in september. Will i need to have an employer to provide a reference first? Will i pass a credit check? I only have student debts and haven't failed to pay anything.

i can not afford to live here anymore so im moving out. do u think this letter is ok?? can someone edit it or read it for me. thank you.

Dear Oak Tree Court,

First of all, thank you for your services for almost a year. Although I do love living at Oak Tree Court, the cost to live here is something I can not afford at this moment in time. I will be fully moved out of apartment 242 by Wednesday morning because the moving company, Starving Students, will not be available until then. I was not planning on moving out, but I recently lost my job and I am between jobs right now. I simply can not afford to pay the rent plus my other bills. If you can please be patient and not report me as an eviction until Wednesday August 9, 2006 by noon, I will promise to have apartment 242 vacant. Thank you for your time and your business.

Right now I live in a house that has alot of problems and I can not afford to fix it. It has wood siding that is rotting. A weak floor in the kitchen. The basement sucks! It's a michigan basement. (I can deal with that.) When it poors down raining the water comes rushing through my wall.
Good sides of the house is where it sits. The property value just keeps going up.
If I move my son will have to go to a differnt school. (he's 8 years old) He said he would be fine with it.
The house that is for sale is a 3 possibly 4 bedroom, no basement and it has vinal siding.
My Dad is willing to help me get this other house if I want it. And ofcourse if I can find someone to buy the house that I live in now. My house would be a good invesment for someone who can fix the problems.
What would you do? The two things that bother me is the other house has no basement and the whole switching schools. School hasn't started yet, but he would still need to make new friends. He is not a shy kid.

I'm looking into moving to Myrtle Beach from NJ. I love the beach and would love to live on the beach. Does anyone know any good websites that have oceanfront apartments for rent? The only oceanfront rentals I can find are just vacation rentals for a week at a time. Or even any apartments that are very close to the beach.

I recently moved into a rental, and have noticed a few sanitary and appearance problems that could possibly be blamed on me a few years down the road after I've moved out.

For instance, the grout in the bathroom is dirty and old, so I can imagine what it will look like a few years from now.

To avoid having my security deposit withheld in the future for these problems, I have tried to get in touch with the owners to show them the problems, and possibly sign off on the letter I've typed listing everything.

They seem to be avoiding me, so I'm worried that I may miss the legal grace period to notify them in writing. How much time do I have to do this after moving in? Also, if the owners don't agree or refuse to sign my checklist, what happens at that point?

I typed the letter with noted issues last week, and took pictures. If I get the letter notarized, must I change the date on the letter to agree with the notarized date? Any and all advice would be helpful.

I returned home from work yesterday and found a Notice to Quit at my door. The notice is for non-payment of rent. I've had an automatic payment setup for a year, now this. When I renewed my lease I was told that I was all set and the rent would continue to be taken from a checking account. I received no telephone calls or messages. I will be talking with them this morning. My question is: Is there anything negative on my credit at this point?

I am a landlord and my tenant has moved out. He is waiting for his security deposit back. But first i must inspect house and see if there are any damages.

From what i see...he has parked a car on the lawn that leaked oil. So there are oil blotches in the yard. This cannot be good. Oil ruins grass. Now...i know i have to charge him for this...but how much? can grass be restored after oil from a car leaked on it?

Even if there is a dollar amount to put on the lawn fixture...i won't know if the grass is totally restored and back to normal until it grows back which can take months. So can i wait until then to see if he should be given his security deposit back???

I would love to hear from landlords or tenants who have had similiar situations.

ok i am speaking on behalf of my best freind. He owns a townhouse for 3 years. He took out a home equity line of credit last year. He had to use every penny to pay off some debts, before this he was getting killed with payments and could not make ends meet. The bank called him up and offered that line of credit program to him. They told him that he has 70k in equity. his first loan is 137 so his property value was 207. Now he has to sell his house, he is moving to a diffrent city and the appraised value is now 185. he was like WOW why this diffrence now it was valued at 207 last year. The realitor told him it was not, the value was at 180. so he has this diffrence now any suggestion what he should do. he is getting very worked up with this.

A local realtor in a gated community averages 1 sale per month in that community. is it better to list my house (water view, 1 mile from the beach and listed below market price for 2 months with another realtor) with him or to list by owner with 5 % comm to the buyer's realtor?
3 other properties have sold during that time in this gated community at a higher price. PLEASE ADVISE!

It is listed with a good agency and I have had plenty of traffic but no offers. the backyard is gorgeous and the house has been well maintained and recently painted in and out. the carpets have been cleaned along with the windows. Any suggestions or advice?

To compare - how do, or how can people manage to pay their mortgage? Also the rate of inflation in UK is based on "items" "chosen" by the government in their favour each month to make it look like it hasn't gone up much when all utility bills have actually soared. How is this allowed and WHY?

I am currently looking for a new roomate for my 2bed/2 bath apartment. My brother was staying with me before and I was covering most of the rent. My bedroom is 12x15 with 1 walk in closet and one small closet. The other bedroom is 12x12 with 2 VERY small closets. The total rent is $1390, (yes it's a lot-I live in Orange County,CA) what would be a fair way to split up the rent??
