Talk with a Real Estate Agent who has MLS access. They can do a quick property history and see how long it has been on MLS for. Also this is great bargaining tool to see if you can get the home at a lower asking price. The MLS property History can also tell you if the seller has dropped the price or raised price and how long ago since the last change. Also it is good to see if the house has been in escrow and if fell out of escrow and recently went back on the market. Some good tips when asking your Agent about how long the house has been on the market.

If you have already tried to find out through a agent or MLS, you can do a few things to investigate on your own. The first is simple. Can you tell by the time of the year the for sale pictures were taken of the house? I mean, it's late summer now, but are the pictures of the yard with leaves on the trees? You could also ask a neighbor.
Another thing to do is to go to the county courthouse and try to find records of the house (what the last buyers-the current sellers- paid for it) and to see what it appraised for as far as property tax.

d like to add, the longer its been on the market the more bargaining leverage you have. also u might find the owner keeps listing his property with a diff company time after time. be careful with those. it's a reason that property's not selling

You should have your realtor check your local MLS (Multiple Listing Service).. Or you can just ask the seller and hope they will be honest.
