Right now I live in a house that has alot of problems and I can not afford to fix it. It has wood siding that is rotting. A weak floor in the kitchen. The basement sucks! It's a michigan basement. (I can deal with that.) When it poors down raining the water comes rushing through my wall.
Good sides of the house is where it sits. The property value just keeps going up.
If I move my son will have to go to a differnt school. (he's 8 years old) He said he would be fine with it.
The house that is for sale is a 3 possibly 4 bedroom, no basement and it has vinal siding.
My Dad is willing to help me get this other house if I want it. And ofcourse if I can find someone to buy the house that I live in now. My house would be a good invesment for someone who can fix the problems.
What would you do? The two things that bother me is the other house has no basement and the whole switching schools. School hasn't started yet, but he would still need to make new friends. He is not a shy kid.

greatschools.net will give you the important information on the schools in your new area if you should choose a new school. Also check with a Real Estate Agent if the house can be sold "as is." Problem you may have is that because of the leaks and structure problems a homebuyer may not beable to obtain financing for your home. You can also get a short term construction loan to help out with the minor repairs. Sounds like you live on a grade/slope so the run off gets saturated and fills up the basement. Had the same problem in MN. We hired a landscape person who fixed this quickly and reasonable.

Sell the house as a Fixer Upper. There are a lot of people that like to work on older homes.
Move into the other house and stay about five years to build up an equity then you might be able to find something you like better.
Your son is young enough to adapt just invite some of the new kids over to get to know him better.

Depends on where you live

- the housing market in Michigan is in the tank; TONS of houses and rock bottom prices with few buyers. so it will be really hard to sell in MI, unless you wnat to take a loss, since there are LOTS of really nice house for sale and buyers can be really picky.

If you are in a area that is doing well, I would sell as a "fixer upper".

if you don't have tha ablity to do the work, the cost would make the house "cost" too much.

Yea moving sounds like a good idea but only if thats like truly in your heart what you want to do.

In my area we can transfer back to the other school if it isn't too far. But weighing the options.. Id move.

he will adjust and be fine with moving, as long as you are not upset. If you get upset then he will. and I say move out of that place and take your dad up on the offer. good luck

wiegh your options,but it sounds like a good plan ,never regret what youve done only that which you never tried go for it your son is young enough to adept and thrive good luck:)
