my apartment complex locks all stairwell doors so that if you are inside you cannot exit until you reach the garage level. Is this safe or are they breaking a fire safety regulation?

I became guarantor for a long time family friend's house 2 months ago because he left his wife and she stole the books for his business, so he could not prove his income.
Q1, in 1 month's time will he have enough new books to register himself as sole guarantor?
Q2, if this all go's wrong, is it possible for me to remove myself as guarantor?

It is in a nicer area of town...not close to any colleges and may be slightly higher in rent than a normal tenant is used to paying. Anyone have any suggestions of how to find rentors other than a yard sign in the front lawn or the Sunday Newspaper?

I want to move before the 2 year "residenancy" period, but am willing to pay the mortgage on the house while renting another place to live until the 2 years is up. Also, what unforeseen circumstances qualify for capital gains tax exclusion? Does having a baby and not being able to afford to stay in the house qualify? The bottom line is I am deseprate to move but don't want to screw myself by owing Uncle Sam a huge amount of money on my home sale.

i'm having my condo appraised for a home equity loan and there is a realtor (not affiliated with the bank) that said she will be taking pictures of the inside of my condo. it seems a strange that she can't just estimate the value of the home by looking at it... and i'm a little suspect about her taking pictures of my stuff.(i don't want her to have pictures of what is in my home) is it absolutely necessary for a home appraisal??

What can you do when your credit is so bad you don't and can't qualify for a mortgage, you can't get approved to rent a place, and you make too much money to qualify for section 8? How do you get housing?

I'm in escrow and the house is tied up in probate court (owner deceased). It'll be at least another month until we get to close. My lease on my townhome is up 8/31. It would cost just as much per month to extend my rental lease as it is to pay the full mortgage on the house. He said he'd like me to pay all the mortgage but he's concerned about not having homeowner insurance since the property's been vacant for a year.

I don't want to pay the whole mortgage since its their fault I'm not in the house yet. They should have straightened this out before the put the house on the market. I was thinking I could offer to pay 60% of the mortgage on the house, make some repairs, and get renter's insurance for a couple of months (which I really should have in the first place).

What do you think?

someone basically beat me to the house i want to buy . they were 5 days ahead of me and already have been approved for their mortgage. is there anything i can do. also the realtor still has it listed. she said that if something doesn't work out she will give me a call. what can possibly not work out?
