If you don't already have a website, the internet is the best advertisement.

The NAR put out a study in 2005 saying that the use of the Internet to search for a home has risen from 2% in 1995 to 77% in 2005 and agents with websites has increased 129% over the past 5 years. It also said that In terms of lead generation, only referrals and repeat clients rank above the Internet as the most effective methods of gaining new business.

Unfortunately the real estate industry is a little bit behind in marketing themselves online, so having a website that displays the MLS data with an integrated IDX feed is probably your best bet to beat the competition. Especially since most of the real estate being sold is being done so by the newly established realtors who have mastered online marketing.

Make sure everyone you know knows that you are in real estate and ask for the referral.

Do open houses. If you don't have listings of your own, ask another agent in your office if you can hold one of theirs open.

The object is to get the phone to ring. With permission you can run an ad with any listings in your office. The phone will not ring unless you have houses for people to call about. If the ones you are holding open and advertising don't work for the callers see if you can find something for them that will work. Stay in contact with them and let them know you are working to find something. Stress to them that you can show any property and you are the one they need to call if they see another one they like and need info or want to view it.

Of course, make sure they aren't already under contract with someone. That would be a code of ethics violation.

Get you name out there. Do you have a website? If so, do you have and IDX search? Buyers want to see homes. They don't care about us. Yet:)

Those are some things you can do to get buyers. Sellers will follow.

Use a logo that gets attention and is memorable. For example...when a house is sold, a realtor in my area posts a sign that says "Oops! Too late! But call me for other listings"...it's quirky but sticks in the mind rather than one than just says "SOLD"...On a house for sale...instead of a typical "For Sale" sign, go with something like "Buy Me Now...Be Happy!" Also keep in contact with buyers/sellers even after the event to make sure they r satisfied with your service, and it will keep you in their minds when someone needs a good agent...you will get referrals that way. When you sell a house...offer to attend the closing (some people like the agent to be there...esp first time home buyers). Present Buyers with a small house-warming gift...a plant is nice. It's the little things that make a difference. Good Luck!

The best ad is a testimonial from your customers. Pick the best purchase / sale you did for a customer and explain what happend, what you did how much it did cost and why your customer was happy.

Always evaluate the satisfaction of your customers and publish it. Most of your satisfied customer will be more than happy to recommend you.

Best to invest in a good website. NAR's 2005 Profile of Home Buyers and Sellers showed 77% of buyers used the Internet in their search! This is a HUGE number!

Everyone wants to be on page ONE of search results! If you think it will be EZ, I have a good deal on a bridge for you!

I personally used a firm (link below) that did a 250,000 site submissions for my site. It worked great. But, results now take a few months.

Also, Get HIGH placement for your KEYWORDS!

Even when indexed by the search engines, it's not going to help you if your keyword shows up on page 987. Sure, everyone would like their keywords to show up on page one, two or three of the returned results. But, I want to win the lottery! So? What are you going to do? One thing for sure....it will NOT be EZ!

You need GOOD/Informative content! Without this you will be wasting your time on other methods.

Below is some info that can assist you......

When someone types a specific phrase into a major search engine usually the results will show 10 site per page. These 'organic' sites are boxed in, usually on all sides by pay-per-click site ads.

So, in SEO theory you have to have your site placed on page one, two or three of the returned organic results to really benefit from the power of the Internet!

So, you will see that this one broker's site (not a major real estate firm) has out ranked over FIVE MILLION other sites for this VERY POPULAR real estate search phrase!!!

After looking into the site, I also noted lots, of timely useful info in an EZ to follow site. This is VERY important! As without good ORIGINAL content you'll NEVER have a top ranking site!

But, I also found on one of the internal pages, the name of the company that does the SEO for this site. They are:

I also visited their site, and found it too had a high Google pagerank. Plus, they had great articles on SEO and software for learning to do your own SEO.

The bad news is that any true SEO work to get on page one of Google is VERY time intensive. www.websitetrafficbuilders.com has a guaranteed results program...but, as it starts at $3,950.00, it's really not for the little person.

I have downloaded their free trial SEO software, just a few days ago, so have not used it yet! But, I'm really learing alot for the free software. If they put this into an ebook, I'm sure they could sell quite a few copies!

*Also, on first link below is a website that offers about ten website and blog awards. They are FREE & even provide a link back to your site! Plus, they show the visitors that your site is a noch above the rest. Keep in mind, to get the award you have to have good info on your site and not just junk w/jumping graphics and tons of AdWords!

So, bottom line, GET THEIR FREE TRIAL SOFTWARE and even if you do NOT do anything else...you'll learn a great deal about SEO from people who make their livelihood DOING IT!
