Choose a reputable company in your area. With the market slowing down, the realtors are anxiously looking for buyers. You can always contact you local Real Estate board and ask them as well.
Also, remember you can interview realtors and pick the one you are most comfortable with. You pay them nothing, if they are able to find you a home and it closes then they get paid thru the sellers funds.

One of the easieset ways is to ask any realtor you're dealing with to speak with 10 of their most recent clients. Tell them you want to talk with at least one where the transaction wasn't as smooth as they would normally expect, to see how they handled it.
Depending on whether you're buying or selling, find out what that realtor specializes in, as many successful realtors will focus on either buying or selling. If you are pre-qualified for a loan, ask your mortgage person to recommend someone and ask their referral the same questions.

just click on your state and you can check out local agents/homes/rentals without having to contact the realtor.
It's really easy to navigate and is full of info about realtors with links to their personal websites. I'd check out the "featured" agents. We are a rare breed. To test them out, state that you want to pay 10k over the listing price if seller covers closing cost. If the agent agrees, then dump them. A real buyer's agent will show you the true value of the property and will see if they can reduce the listing price while having the seller cover closing cost.
