It depends where you live.

You could purchase money orders for each months rent and just not give them to the landlord.

Leave the payee blank in case you have to deposit the money into court.

Are you certain you are entitled under the law in your area to fully withold rent?

Ive seen this escrow question a few times. Rent has nothing to do with a dispute or even maintenance repairs. There is no such thing as escrow on your rent. You need to read your lease. It specifically tells you what your rights are, however while they are in dispute, you have to continue paying your rent. Not paying the rent is not even an option.

talk to someone where you bank. open a non-interest bearing account, and deposit your rent money there BY CHECK, WITH THE CHECK MEMO READING "__(MONTH'S) RENT__".

Make sure you place your rent money into the account BY CHECK with the Memo written in, so that you have written proof that you had the money for rent.

Also, do not comingle your funds. Keep nothing but RENT MONEY deposited in the RENT ESCROW ACCOUNT. Do not put the RENT MONEY into your checking account, and do not put additional funds into the RENT ESCROW account, unless it's to cover account charges, maint. fees, etc.

i sincerely hope you have a valid reason for withholding rent. i'm sure you probably do! good luck with this!!! (be sure to talk to someone at a bank or financial institution regarding this matter & opening an account).

www.escrow.com will help you out. they escrow almost anything for a fee (not too much either)
