I owned an apartment in California. I believe statue of limitation is two years here. I understand lawyers won't touch it, but can a person still file a suit in small claims court? Or will they look at the date of incidence and throw it out?

I am 20 years old from washington, I somehow managed to buy a duplex w/$0 down 80/20 Arm loan 80@7.5% 115,000 and 20@11.5 32,000 Yes rates are very high but w/ 0 down and no assets other then my car I had to take what I was given. Now being a landlord at such a young age is good experience I think, anyways, my question is I want to buy more properties. I will be paying interest for the first 2 years and I have no extra money to pay extra on top of my minimum payment. I am losing money rents out both units@$1125 + $115 water +75 add to mortgage payment so I'm losing $190 a month, I know it's stupid but atleast I know now. Did I screw myself? Or is it possible w/ all these high interest rates and expand refi and buy more property in 2 years? Any suggestions? I would deeply appreciate anything from experienced investors. Sounds to me I screwed myself. Both tenants are very nice and on time one is month-to-month and other is on a lease and begging for me to renew it again. Please help Thx!

The company I work for provides a call management service called Property Manager Pro. It is a great service with an extremely competitive pricing strategy. I would like to shorten the "cold-call to close" ratio. I need to reach the primary decision maker for the apartment communities they manage. Suggestions?

and there is money left over after all the fee's and fines are paid. Who gets the rest of the money?
I know someone who lost their house due to not paying their mortgage and there is money left after everything was paid for.
Does he get the rest of the money? Isn't legally his after all his financial obligations are taken care of? Thank You.

I know there are a lot of factors that go into getting approved for a mortgage. Not worrying about credit / down payment / debt is there a general rule of thumb for how much income one needs to make to qualify? For instance, how much would one have to make to qualify for $500,000 or even $800,000? Thanks.

I am selling a home to someone that is getting a FHA/ Fannie Mae home loan. Here is the deal. When I bought the house I paid $25,000 for the house 5yrs ago. I know that the house & property value automaticlly go up. So we ageed on a price of $33,000 thats w/ some funiture, washer/dryer, & appliances. The house got appraised for $25,000, by the appraisal people, saying that the Gravity heaters in the floor were inadiquit. Then they said, on the appraisal that there was possible Lead Paint and/or Aspestos. Just the possiblity took the appraisal down to $23,000. My issue with this is... When I got the home 5yrs ago I was a first time buyer and these were not even mentioned on that appraisal then. I know there is No lead paint and I don 't think there is any aspestos either and the heaters work fine also. Why were these issues now? And how can get the appraisal amended to get more $ than what I paid for the house? Its an older 1 & 1/2 story house, 50+ yrs old.

Since they have no real interest whatsoever to buy a house, why do they waste people's time? Why do they find it exciting to go to people's houses for no reason whatsoever? Are they that bored? Why are neighbors so incredibly nosy that they go to "open houses"?

Because of this, I have realized "open houses" are an incredible waste of time for a seller.

I just moved to FL and am seriously curious how mid to low income people are supposed to get by. My husband has a good job but I go to school and wait tables and we can barely make enough to pay our bills and take care of our son. Rent is so ridiculously high and the wages down here are so low. Do we have to give key to the landlord if we change the locks? My landlord comes into my house and looks through personal information and i can tell because when the landlord comes in she moves everything around. Is there a method where i can put a hinge on the door and still leave my house, and no i cannot move for various reasons.
