Remember that appraisals are ALL opinions. The value is determined by what someone wants to pay. However, the best estimation of value can be had by getting comparable sales numbers and talking with an experienced local agent who has sold many homes in your area and can compare yours to those.
Appraisals become most relevant when banks are involved. And then in most cases, it is THEIR appraisers # that they are interested in. Even if you have a formal licensed appraiser's report of your own, the bank wants their guy's opinion.

A realtor can not do appraisals but can call an appraiser around your area and ask about the 'comps' for your property. Comps should give you an idea on the price range of your house. A realtor can list your house in the MLS for your asking price but Appraisal Report prevails all the time.
You can sell the house at the appraised value but you can not go over the appraised value even though both the seller and buyer agreed or signed the purchase contract because the lender/ bank will not allow you to.

Talk to a Realtor or a Real Estate Agent and they can compare the properties in your area and give a general idea what similar homes in your are is getting.
If you live there just drive around and look for for sale signs and you can find out the price on some of the flyers.
And comepare your house to the one on sale.

You have to find a salesperson and a listing agent to sell your house. YOU DON'T DO THE APPRAISAL rather the buyers loan officer @ least in California. You can try to find out the value of your house using http://www.zillow.com/ but be aware that it may be off by 50,000 or less. Once you have visited this site and inputted the information about your house you will have a pretty good idea around where your house is worth. REMEMBER---selling a house is a much complicated procedure then it looks---AnD GET THIS ALL SALESPERSONS WILL DO THEIR BEST TO GET THE HIGHEST PRICE POSSIBLE SO DON'T WORRY ABOUT THIS

a licensed real estate appraiser will tell you the fair market value of your home. They are the experts, and you should listen to them. There's no point in insisting on listing at a higher price if nobody is going to pay it. That will just delay the sale of the home.

take the advice of a seasoned, knowledgeable realtor. don't necessarily go for the one that promises the highest sale price. there are literally thousands of homes on the market doing just that. they are overpriced and will not sell until the sellers get real about their asking price. have several realtors give you comparable sales for your area to back up their suggested selling price. email me I can refer you a quality realtor droemer05@yahoo.com
