I'm working with a mortgage broker, he states the 100% financing must include a seller's concession and if the seller does not agree on it, we must come out of pocket for the closing cost. Is this true?????

What's included in the 100% financing. What are the guidelines? Is the closing cost included?

Thanks for your assistance.

I am looking for entry level position. I want to call some different companies to get the name of who I should mail my info to, what form I should mail it in etc. None of these companies are advertising that they are even hiring. What is the best way of calling and saying I want a job with you without sucking up or sounding desperate?

I work for a small commercial painting company, and I'm the only woman here. I have more "big business" experience than the rest of the guys here, but I feel like my ideas aren't taken seriously. For example, we are having chronic problems with an employee, so I suggested we demote him. The owner and general manager looked at me like they wished I would shut up and then started talking about the idea like it was their own brain child. I was the last to find out that the time of our meeting today was changed, even though I'm the one who organizes all the meetings. I'm really getting annoyed! Some of the guys even say stuff just to piss me off, like women are inferior, go get me lunch, etc. How can I get more respect at work without crying harrassment? I love my job but I'm tired of being treated like I don't have valid ideas because I don't have a d**k!!!

**I often stand up for myself in these situations, I'm looking for longer term solutions

I am interested in a home that is in a great neighborhood but needs some major updating and renovations such as new roof, new heating and air and new windows, in addition, some of the copper plumbing has been stolen in the basement, wow, sounds like a lot, but the house could be a great investment with about 25-30 thousand put into it. The problem Im facing is that it is bank owned. I have been approved for mortgage that of 100 thou, the asking price of the house is 89,900. First questions is according to what I previously mentioned that needs renovated what would you offer, and secondly and most importantly, what is the best way to get a rehab loan in order to do the work. Thank you so much

Now I know it isn't exactly right to come to this site for an answer, but I'm a little confused in what I should major in. I love art. I know how to use Photoshop and I'm good at animating, I love drawing, etc. I also have a lot of math credits. I'm taking more than one math class so I may have a lot of math credit so colleges can be interested. I'm good at math, english, and also drawing. I would like to have a job as an artist but artists usually don't make a lot of money. I've had past experience in selling my art, though. I've gone to an anime convention twice to sell my artwork and I did pretty good, about 500$ each time. What would you recommend as a major?

I know lenders want a job so they can get their money if you do not pay. With social security they cannot take the money, but they can repo the car. So why will no one approve? We are on permenant disability, having received it now for about 10 years, and always will. Just because we are on disability do we have to pay cash? This has not been fair so far, discrimination?

My husband had a serious accident on company time, representing the company he worked for. He was following instructions given, fell and severly dislocated his shoulder, severed the nerves that feed that muscle and has been off work for 10 weeks so far looking at more.
We have had contact with the company today telling us that they are reviewing the sick pay and it looks like it is going to stop. I already have a solicitor in place as we are making a claim against them, but the money from that will take at least a year. My wife works so we are over the threshold for any benefits but will be unable to meet rent and other expenses.
Where do we stand legally?

I understand that many people cannot make mortgage payments because they did not understand that payment amounts could sky rocket with passage of time. But what causes several mortgage companies into financial spin because of that, and what is meant by 'subprime' in relation to that?

I am recently unemployed with 25 years of administrative, marketing and sales experience. A little over a year ago, I recently earned my real estate license. I attempted to sell real estate while holding down my full time job. (I had to pay the bills!) But, I went into the red almost immediately with desk fees, etc. I need more training in order to sell real estate. I don't want to throw any more money away, if there is no future for me in selling real estate. I need to work for 20 more years. I'm wondering if we are in a time when real estate agents are going to be phased out? I have changed companies and put my license in referral. I believe it will cost me another $250.00 to take a two week course to get going again. I need some advice.

My brother bought a house with his now ex wife. They divorced and at the same time his adjustable rate mortgage increased his payments. He tried selling his house, but he'd taken out a personal loan for some home improvements. Because the sale wouldn't cover the loan, they wouldn't let him sell.
My brother has since moved 3 hours away and has basically been letting his house be in default.
Do you think this is a feasible solution - my brother makes an arrangement with the lenders to take care of the arrears, either by entending the term of his loan or paying more money on his mortgage every month. We find someone to rent his house. If there's any deficiency between his mortgage payment and the rent, I'll pay that so his mortgage is paid on time every month.
I don't want his credit to be ruined. Do you see any down falls? I can afford his mortgage payment with no tennant on top of my own, so that's not an issue if the place didn't rent out very quickly.
