Ok,
I have began investing in real estate. I was speaking to another investor at a REI club and he told me something that shocked me completely. He said that he bought a house for $5000. It was in poor condition, no hot water heater or furnace, holes int the wall, kitchen cabinets gone, etc. He said that he patched the holes, painted the walls and it was appraised for $35000. He then paid someone in the neighborhood (a bad neighborhood) to burn it down. A month later he collected the insurance money (a little more than the appraised amount $45k total).

My questions are:
1. How could he have gotten insurance for this house? Isn't there a pre-insurance inspection for homeowners insurance, or does it not matter what shape the house is in? This house was pretty much unlivable.
2. I was under the impression that a vacant house can not be insured. Am I wrong here?
3. Is there anything that local authorities can do in a situation like this? Would my testimony help, or would it not matter?

I'm studying for the CFA Level I, and I thought dividends were always paid in cash, but am a bit confused since it appears that there is just a rearranging of the equity- retained earnings and paid-in capital- when accounting for dividends. Please advise. Thanks.

So I terminated my lease early, but paid the remaining rent left on the term. At the beginning of my lease my landlord collected first and last month's rent. Can he legally charge us one months rent after the termination of the lease for "damages", even though there are no damages?

For a standard employment check. I have heard different things in the past. People always used to say that a backround check covered a 7 year period. Now I have heard that there is no time period, and that the check will go as far back as to your 18th birthday. Does this sound accurate?

He has already told one of the tenants that he plans on giving everyone 6 months. I myself have lived in this apartment for 24 years, so I am having a tough time accepting that I won't wake up here pretty soon. Does the landlord have to pay any restitution for forcing people to move? Please help

I was curious if you have always had good credit and borrowed large amounts of money but paid them off and this went on over the years and then you borrow rather large sums with the promise to pay it back like you always have and something really bad happened ,you were in a natural disaster and you can't pay them back and you have no income and you havent contacted them . Can you be charged with fraud or just sued or what ? Please just if you know for sure answer.I appreciate your help Thanks in advance

When I met my wife she had good credit and I did too.She put me on her credit cards and made me an authorized user. Instead of her using her cards she had me purchase everything and sign my name.I never gave my written permission for her to do this or provided my social security number on her accounts. She over a year or so borrowed money on those cards with using my issued credit card that was still on her account. We were married during that time and I was curious if she has massive amounts of money that she owes am I responsible even though I was only an authorized signer? Can I get in trouble for her running up large amounts of money on the credit cards using my credit card that I was authorized to use? This has me really worried. Also do the credit laws vary from state to state. At the time we didn't live in this state we now live in Colorado.

Nothing's wrong with the car, "Life" just got busy when we purchased and we could not afford the time to "shop."

Now, I realize it is/was a 5-year loan at 8.5% and am looking into the refinancing.
