I began the process on September 20th and did have to fax in a few things to clear up some credit reporting questions. The appraisal was done about 3 weeks ago but my loan officer with countrywide always says he is waiting for the underwriter. What should I do?

I recently inherited a house. The value appraised by the county tax office was recently determined. It's about $100K lower than the market value based on an independent survey of comparable homes in the neighborhood done a few months ago. From what others have told me, the county's appraisal for tax purposes is generally much less than the actual market value. Is this true?

My ex is moving out leaving me to pay the lease on a house we are renting. He offered to pay December's rent; now says he can only pay a portion. Can he be held responsible for his portion for the 2 years as well, he has not notified the landlord yet. Who should I contact? Should I contact the landlord because I want to stay? Can the landlord sue him or both of us?

my friend always has a clogged drain in his bathroom and usually he pours Draino down it to fix it but lately it isn't doing any good. he asked his landlord to call a plumber but she said that it's his fault the drain is clogging cause he shaves over the sink and so he is responsible for fixing it. what do you think? she has also admitted that there is bad plumbing in the apartments AND the other bathroom that he doesn't shave in also has a slow draining sink.

i've recently bought an apartment unit which i am trying to rent out. I've listed the apartment in the local newspaper, craigslist.com and apartments.com. I've gotten some responses from the ads and couple of people came to see the apartment to "windowshop" but i haven't yet been able to find a serious tenant. Its been a couple of weeks since I've been putting ads out there, so I am a little worried. Is there a more effective way to find tenants? am i better off using a real estate agent? any suggestions??

thanks very much

Here's my situation:
I began subletting an apartment in Manhattan in March, with 2 roommates that were already there. We are paying rent to the guy who is on the lease - he does not live there and never sought permission from the building to have us there without him living there. He lived there last year but has since moved out. He makes 3600 each year off of us.
The lease ends in February and he plans on renewing it again - however, me and my 2 roommates don't like the idea of paying him all that extra money and want to get on the lease ourselves. What should I do? Has anyone been in a similar situation? Advice would be much appreciated.

owner's about market conditions? Are they listening? Do home owner's fully grasp market conditions are do they still have hope? I'm curious . . . I'm an investor and recently over heard a phone conversation between an agent or seller stating that the agent wasn't showing the home because the only people that were calling were looking for deals? I'm curious to get the seller's perspective because quite frankly, they are ignoring the obvious . . . Are you telling your clients to not sell their home right now unless it's an emergency? Are you telling your clients that significant discounts are required to sell? Thanks.

$134,900 is the asking price right now. It was $136,900 1 month ago and $140,000 4 months ago. Built in 1978, 1700 sq ft, well, septic, electric baseboard heating, fireplace, 1 acre brick split level home. Beautiful. It is in a neighborhood with 1 road in and out with roughly 30 houses or less. Average home age is 1988, 2100 sq ft, recent homes sold were $160k-$267k. Average value is about $80k more then this one. Some have wells some have just taped in to local water service. Well in this home is fine. Area is economically depressed Eastern Ohio and isn't going to change anytime soon. The sellers live over an hour away and are renting waiting for this to sell. They bought it in 1998 for $93k but note they did update the kitchen and added berber carpets. This home is already a steal at $134,900 but I'd to get it cheaper. Any recommendations on a good price I should offer without sounding not serious because I am, it will be mine. :)

I moved out of my apartment on 10/31 the day my 30 days was up and returned the keys, left a forwarding address and phone number and I still haven't gotten my deposit back! The apartment was spotless and I paid to have the carpet cleaned professionally. I know it's already rented out again because I called an old neighbor who told me so. I NEED that deposit back to pay my deposit on my new apartment. I am calling Monday to find out where it is, but my question is have they violated any laws? Can I report them to someone (it's a property management co.) and have them fined? I'm desperate and I don't want to sue them because I'm moving out of county but it's a $1500 deposit, so I will if I have to. Thanks.

Hello, i recently built a home on property that is not owned by me. it is a family lot and we did not do any paperwork before we started to declare that the home was mine even though the land it sits on is not mine. i see this as somehting like what a mobile home park is, you lease the land and own the manufatured home. my question, can anyone advise me of what i need to do for paperwork. is this like a 99 year lease? i heard that there is another term in california, something like right to occupy? i just need something so that i can refianance and deduct the interest. Thanks.
