owner's about market conditions? Are they listening? Do home owner's fully grasp market conditions are do they still have hope? I'm curious . . . I'm an investor and recently over heard a phone conversation between an agent or seller stating that the agent wasn't showing the home because the only people that were calling were looking for deals? I'm curious to get the seller's perspective because quite frankly, they are ignoring the obvious . . . Are you telling your clients to not sell their home right now unless it's an emergency? Are you telling your clients that significant discounts are required to sell? Thanks.

I tell my clients the current market conditions. In my area, significant discounts are NOT required to sell. Although the market has declined a bit, it hasn't seen the decline as other markets have.

There are other people out looking besides investors looking for fantastic deals. Renters are taking a look, people looking to step up to a bigger home and there are always young people just starting out.

I tell my clients the truth about their particular property and its potential sale and value. However, your blanket statement that 'significant discounts are required to sell' is not true in every case. A 'buyer's market' is not all encompassing. There are specific properties which will hold their values far better than others in a buyer market. In my area, homes in the 'historic district' haven't dropped in value a penny.

The same goes for properties with acreage which are relatively close to the business district in terms of drive time.

Each market has its very desirable properties, and these hold value well, and sometimes sell at a very handsome price, even in this type of market.

People are still buying homes and just because it is a buyer market, no one should advise them to try and take advantage of a seller, nor should a seller be told to give away their homes.

Make sure your potential buyers have been pre-approved and are serious about buying before investing your time to show them your properties.
