when my family last summer was goin to hershey park we were on this one road and saw this new devlopment being built and we saw this one house that was bigger than our jersey house (the one i live in) that is now worth 750,000 by like 1 room. this house was going for 250,000! it was insane. in 98 when my dad bought the house it was 310,000 i mean goddamn! why are the houses out there so low?

if u pay ur mortgage payment and still have some extra $$$ left to apply toward the principal...do u send it in separate check and said it apply to the principle only? or you send it on the same check? also what happen if the lender apply it toward ur next mortgage payment instead toward ur principal?

does ur lender send u each monthly statement saying how much u pay toward ur principal and interest each month or only at the end of the year? if u have the extra $$$, and like to contribute it toward the principal, do u do it at the end of each month or at the end of the year? thx in advance.

I earn about $34,000 per year and have absolutely no debt - university, credit card and car are fully paid for. The bad news is that I am in a dead end union job which will never pay me more than the above salary.

I got a preapproved by a lender who quoted us with a 6.6% interest rate. However, that seem high to me. If I want a lower interest rate, should I go to a different lender? But since I already got preapproved by the first one, do I need to send them my documents (W2, income, etc) again? Can finding another lender help me give a lower interest rate?

I have not signed anything with the real estate agent (he's only showed us 2 houses). The house was on the market, did not sell, so they took it off and may relist in the spring. We can't quite afford the house, but think they may accept a lower offer if they don't have to pay real estate fees.

About a month and a half ago we started renting a house and we called and switched all the utilities to our name when we did. Then we just got a bill in the mail for the water with $300 past due from before we were even living in the house. The previous tenants were evicted because they weren't paying rent and I guess they weren't paying their water either, but how is that in any way our responsibility. We rent directly from the owner of the house and not through an agency, but they are out of town for awhile so we couldn't get a hold of them. Who should be legally responsible for this bill and how do we get it taken care of? I don't want it to get to the point where they turn off our water.

We are currently living in a new Barretts home apartment but wasting our money on rent.

We are now considering buying a different Barretts home apartment. However, for our budget we can only afford a ground floor plot (1st -3rd floor is an extra £10-20k!!)..

Why is it so cheap?

Its in an excellent area but we are mindful of the increased chance of break - in's for a ground floor apartment.... but what are the other disadvantages of buying a ground floor apartment...

Rental Property is located on Miami Beach, Area is growing, but the out of pocket to maintain the unit is killing me. I Have a great interest rate of 6.75 for 30 years, but total expenses are $1385, and I collect $ 950 of rent. Should I sell or hold.

I'm about to move out of my apartment in a month and a half, but I gave my rental company notice two months early. They've called me twice this week to have potential tenants tours of my apartment. I've got some nice things that I don't want to have disappear, and even though the tenants are escorted, I don't personally know the escorts. I can't build my schedule around the tours. I don't want them there in any case until I'm done with school.

So far I've been nice and let them come out, but I really don't need this distraction as I'm busy with university and other high stakes issues. I gave notice two months early instead of the required one month is because there's someone at the rental company who I believe doesn't like me much and will find a way to cause me problems. I floated the idea of waiting a few weeks to one employee, he wasn't receptive.

Do I legally have to allow these tours of the apartment? Can I tell them to wait a few weeks?

Is it a really bad idea to purchase a foreclosure "As-Is" with no home warranty? There are a lot of foreclosed homes in my area; which now makes buying within reach, but it seems like the homes that I like are sold with no warranty.

Any input is greatly appreciated.

In 1985, my grandmother, father and stepmother bought a house under a land contract which stipulated that it was a joint tenancy with full rights to survivors. In 1992, that page was amended because they refinanced the property to get a lower interest rate. The jt. tenancy language was omitted (probably by error). In Nov. 1993, they got a warranty deed on the property, and the deed was silent, creating a tenants in common situation. In Dec. 1993, my grandmother created a will leaving her 50 percent interest in the property to me. She died this year and I executed her will. Now father and step-mother are protesting saying that the tenants in common situation was a mistake and are threatening legal action to reform the 1993 deed to a jt. tenancy situation, thus taking me out of the picture. Can they do that?

I am a single mother with five children. The current house I am renting is in foreclosure. I am a nursing student and I just began a pt job at Kmart. My current landlord has another house for me to move into and the rent will remain the same $690/month. Rent is due I have no money. I am willing to work another job if I have to but right now I need some help to pay my rent. My landlord is threatening to rent the other property out to someone else and I will have nowhere for myself and my children to go. I don't have money for a security deposit to move elsewhere. Where can I find emergency rental assistance or any kind of assistance to help me. I don't receive any financial aid funds until January of 2008. Please help!

Say, for the sake of arguement, that I currently have a mortgage for 100K. I heard that I can refinance my home (at whatever the current market interest rate is, which just happens to be lower then what I'm currently at) and instead of simply refinancing and continuing with a 100K mortgage, I can instead take out a 150K mortgage. I would then essentially have 50K profit to turn around and make improvement on my house or otherwise pay other debts.
Is this true? Any info would be helpful, seems too good to be true because I'm getting ready to refinance anyway and if I could knock out a few home improvements and pay of some debts and just end up paying an extra ~$100 more a month for my mortgage, that would be great.
