I am trying to write a rental agreement & am unsure of what or how I need to do this. Any advice or anyone know of a website that I could download a good one?

You can buy them at office supply stores like staples. Make sure you also draft a check off list for any damages that exist when they move it that they sign. Of course you also have a check off list for when they leave. It Will really help you when you have to go to court.

The blank ones you buy at office supply stores tend to be generic in nature and may not meet the local legal requirements. For example, in some locations it's common practice to collect the first and last month's rent plus 2 months security deposit up front, but in CA that would be illegal.

Don't cut corners on this! You need competent legal guidance to ensure that your lease conforms with local law and is legally enforceable. A short-cut lease will cost you dearly in the long run!
