we had a reservation at the Comfort Suites and cancelled, however, we have lost the cancellation # and the hotel is charging us for the full cost of the room. do we have any recourse?

ive only been in my apartment a month and i have a 1year lease with the choice to renew if i want. and my landlord is already showing my place for 08-09 and is only giving me 4days to renew my lease because another party wants it . and im not sure if i want to renew because its too soon to tell. is what hes doing fair? can he do that ? how can i stop him?

My boyfriend is in the process of getting a home loan and his mortgage broker asked that the check for the earnest money be made out to her. I thought that the earnest money deposit was always made out to either the Title Company or Escrow Company. The check has already been cashed and I asked my boyfriend to get a copy of the front and back of check so we can see if she endorsed it and deposited into her own personal account. I've finally convinced him that he needs to pull out of this deal because her high pressure tactics seem shady and unethical. Every time he calls to withdraw, she finds another way to convince him to purchase the house. At one point she told him to just go through with the purchase of the house and she will buy it back from him two months.

Any advice would be greatly appreciated because my boyfriend is not listening to me.

We were suppossed to move in yesterday (10/1). Got keys from old tenant on Saturday when we moved our bed (it got delivered) in after they had all their stuff out and were leaving. They were suppossed to meet landlord on Sat to check out but landlord didn't show. So, they set-up a time for Sunday, again no one showed. They set up for Monday night. After work I rented two drivers to bring our stuff (van service) to the new place. I didn't hear my phone, but on the way there the landlord left a message telling me that the old tenant called them saying they were switching the locks - (it was further found out that they gave us keys on saturday to a new lock (not one that came with the apt.) and wanted to keep it so they decided to switch it back and not tell us. When I get there I find out the key doesn't work. I go down the block and run into them! I'm pissed and say give me the key. They say no, not untill we get checked out! I call landlord and landlord doesn't return my messeges.

I own property in which I have given my mother life estate to. This was done by a deed through a lawyer; not a will and not self done. It is my understanding that:
*) Life estates terminate immediately upon the death of the life
tenet (my mother) and pass by law of operation to the remainderman (myself).

*** Situation: Mother is dying. My sister; the only other child, has drawn up a will for my mother naming herself as executor.

* Question: Property does not pass through probate hence the only probatable assets would be the contents of the house (my mothers belongings). When mother passes, sister will for sure rush to the property to secure contents. How do I protect myself from her since I will own the property excluding the contents of the house. How do i provide her with the contents w/o her lying later saying I didn't give her everything. I have been told not to let her on the property w/o letters of testamentary. She is dramatic, how do I protect myself?

I have enough equity in my house to buy another. A member of the family is in the throes of a divorce settlement, but has been offered a house from someone we know well for a good price. The sellers house has been vacant since his mum moved into a home, and now wants to sell as he has to start paying council tax on it.
Could we buy the house, and sell it to our family member when his divorce clears and get him to pay all the costs eg legals, survey, mortgage arrangement fee, MRI, and monthly mortgage costs as they come along?
We would then sell to him at the exact fee we paid for it, and any extra costs are incurred to him.

The cost of the house would be 70k purchase.

we have lived in this apt for 5 years. there has always been mold in the bathroom. In the toilet around the rim inside the bowel grows a white ish slime. It doe not take long for it to begin to grow. The shower and walls have a black mold that comes back relentlessly. And i am pretty sure there is pink mold (not soap skum build up) we do not use pink soap or shampoo. Even with using the fan when showering and wiping the shower and toilet down often the mold returns. Cleansers and sprays etc do help clean off the mold.... not the stain though and it will not stay gone!!!!!!! what do i need to do ....

We got suckered into and 80/20 2 yr fixed 28 arm before we knew any better well we are adjustable now and struggling to keep our heads above water. I can't refinance I have already resigned myself to the fact taht we are going into a lease. SO I have the house on the market but the market is so weak that the house isn't really worth what I owe on it. I want to find out how to get out with out hurting my credit any more than it already is. Does HUD hurt your credit? How can I get out?

does anyone know where I can go for low cost legal help in Los Angeles? What requirements do the owners have towards the tenants? Do the requirements change if tenants were aware of condo conversion plans before move-in? I moved in 11/05. Conversion was suppose to start 4/06, nothing happened. I never received any kind of notice or information on it. How much notice are they required to give? Does anyone know where in the SFV or Los Angeles area I can go for more information and legal help on this matter.

alright well my rent check recently bounced due to a fee that I was unaware of at the time(it was only 5 dollars or so under) anyways my rent was due on a Friday and I didn't find this out until Wednesday night, so I came up with money and went down to the rental office to pay for the rent and fees(10$ a day after 5pm on the day the rent is due plus 35$ for bounced check fee) anyways when I went to the rental office,there was a not on the door saying it was closed and would be closed until tomorrow(tuesday) now I'm worried I'm going to have to pay an extra 50$(10$ per day late fee) on top of all this because there office was closed(no holiday, no prior notice just closed up the office with no contact number)
I did turn in the rent and late fee on thursday through there drop off slot I wrote them a letter signed and dated it and made a copy of it for myself, the lease doesn't say anything about this situation, so am I going to have to pay the extra 50$?

Hello, looking for advice here. I'd like to buy my own house because I don't like the idea of throwing away money every month (not to mention all the other downsides of apartment living)....but I'm not sure that I'm ready yet. I'm 22, on a $2400 a month salaried job, still in college. Never rented/owned on my own because I was married, but my ex has good credit that I would share. No kids, no debts. Have good credit history with my credit card (had it since I was 18) and have paid off a $6,000 loan. I don't have bad credit, just maybe not a whole lot. I'm thinking of renting for a year or so to see how I do while building more credit. Is this a good idea, or should I take the plunge and look for houses?

there is NEW LAW in IOWA where if there is 2 ppl ..you need 2 bedroom..So sucks..I have to MOVE period.
Hell..life is not cheap..I think heaven if FREE..and HELL too..why do we have to pay on EARTH..
We are human and we should live FREE..LOL..freaking..who are the apple of the tree..that is what messed up..

Just got a letter from landlord for a rent rise to be effective next month, and because I will refuse, he will write eviction notice which gives me 30 days to vacate the room, the problem is that I am flying away for a month next week, which means that I will be away while the eviction notice period end (if he gave it to me before I fly). I have told him (verbally) two weeks ago that I will be leaving for a month.
So he is putting me in such a tight situation!

Any informative help will be appreciated.

Additional Details:
# It is an assured tenancy contract. shared house, Landlord doesn't live with us, and its located in London.

# I pay the rent on monthly basis.

# the tenancy agreement states clearly that either me or the landlord can give 4 weeks notice to terminate the contract.

# the contract says clearly the rent increase is to comply with provisions of Landlord and Tenant Act section 85 (any explanation please?)

# It is my 8th month in this property.
