I moved in this apartment a 1 yr back. Once I moved in I noticed that at the kitchen sink backs out water. When I complained about it they said that since I live on the 1st floor, and there are 3 floors above me and it happens because the water disposal pipe clogs up when everyone uses it. And it's not a big issue as it would never overflow. They never fixed it. However, one day I return from work to see that the living room is drowned in water. The sink had overflown, and the water that backed out smelled gross like sewage. Apartment management took the responsibility, and said that they will replace the carpet once I move out (it was only 1 month for my lease to end).
Now when I moved out and was looking for my security deposit, instead of a refund they have sent me a bill of $1400 saying that the carpet was damaged and they had to change it. I was not my my fault.
Do I take them to the court or is there some housing authority that can help resolve it? Any similar experience?

I have a small rental house that is paid for worth approx 50k. I would like to buy a camper so my family can do some camping this fall. What are my options on refinancing or borrowing money against this house to buy a camper? I don't need a complete refinance just enough to buy a camper, what should I do?

My landlord claims to have started the eviction process. We got into an argument cause she keeps opening my mail. She threratened to evict me. So She served me a 3 day notice charging me for 6 months of back rent ( im current with my rent ) and i month future rent. Then she 1 week later her friend serves me with a notice from the court house saying i need to pay 25 dollars a day starting the same day. The court papers were clearly fake, they had clear stickers on them in the spots where case numbers were. My Questions are:
Can she get a judgment like that without a hearing? and is that a crime for forging court documents? advice please

can we get mortgage without my name on the mortgage i(the husband )has bad credit 637 my wifes is in the mid 700's i make more money then her the house were looking at is priced at 126000. id liked to know could she get the mortgage in just her name based on her credit to get a good rate. id rather not put my name on it based on my credit and end up getting a bad rate. we have enough for 10 percent down payment

we just bought a house 2 mos ago and have been having plumbing problems since we moved in now when you flush the toilet water comes up into the sink also the seller disconnected the entire venting system to the bathroom also we have a crack in the sewer line and our storm drain goes to our neighbors yard all problems which did not happen in 2 mos how do i go about this none of this was disclosed to us where do i start first our inspector never found this either and the city did a sewer dye test shouldent they have found this to please help is going to cost almost 8,000 to fix???

I have a Residential Hud Tenant whose security deposit was pro-rated and she has not paid AND she has a dog and has not paid a pet deposit. I want to serve her with an eviction notice: what form do I use.."Notice to Vacate" - 3 day notice or a 30 day notice? These items are a breach to the rental agreement.

I am about to purchase a home, and this was in the termite inspection report:

"Finding: Excessive moisture in the subarea soil apparently due to ground water seepage.

Recommendation: In this inspector's opinion, the ground water seepage is not a commonly controllable moisture condition. It is recommended that the owner employ the services of an appropriate trades-person to determine what control measures are required."

The inspecting company declined to make a bid on fixing it.

Can someone PLEASE tell me what this means? If it matters, this is in northern California (about 30 minutes south of SF).

I would GREATLY appreciate some help. Thanks!

The house was built in 2006 and I am using it as my second residence and I have 20% equity. The property is valued at $256,000 in Rio Rancho, New Mexico if that makes any difference. This is for a refi. Thank you

I live with a roommate who I would like to have removed from the lease. She has broken the lease on many counts (failed to keep the place clean, paid rent late for no good reason, not to mention all the things she has done to me personally) and is completely disrespectful to everything and everyone. My question is, can she legally be evicted? She is only 17. Does she even have any legal rights on the lease as such? The other people who have signed the lease are myself and my mother. We feel that she is jeopardizing my situation living there and fear that we may be evicted if she continues this way. The landlord is holding my mother accountable for her actions right now and we do not want to be responsible for this child.

What options do I have?

I will soon be moving to Louisville KY for a new job. It is a sales position that pays $45,000 + incentives, company truck, car insurance, gas, high speed internet, cell phone, land line...and all expenses on overnight travel.

My question is whether or not it is responsible to pay $1000/mo rent on a 2BR Loft on this pay. I know that I can afford it, Im just not sure how responsible it would really be. I am single but would like an office at home since I will pretty much be a road warrior. I would like to stay organized, but I could probably find a 2BR place for $800...but not as desirable.

I have a budget where I set it up, so i know it could work. I am justifying spending this much since so many of my other bills are covered.

I just dont want to get home from being on the road and hate the place Im living in.

Thanks for any tips or opinions...especially from road warriors.

lest say i have 9 multy family houses each house is a 3 family house and i rent each apartment for 3 thousand so that would be 27 thousand dollars a month how much from that will i have to pay a property manager to mange all my houses if im out of the country for a year. thanks for you imput

We have purchased a new home and are ready to move in about three/four weeks. With the way the market is the builder threw in lots of upgrades. Well now the prices are a little lower than when we purchased the home. We can still back out (not like we would) and not lose any money. Do you think they would reduce the price more at this point? They've already reduced it 10K a few weeks ago but I think prices have fallen again. We live in CA so 10k isn't really a huge amount compared to the home price. Should I ask for more?

This is a residential area and there are woods behind my house. They are supposed to have a public hearing on this. I do not want the church to to built just behind my house because of the noise and the trees will be gone. Please let me know if there are any valid points I can bring up which can make them reconsider their decision.

I like many others am in financial trouble and am having problems paying my mortgage.
I'm thinking about refinancing my home (for no more than it's current market value) and taking my equity so I can pay off my car and a credit card.
If I do that, and still end up facing foreclosure in the future - what can happen to me besides having my credit ruined?
I live in Arizona - the law here states that - "A lender may not bring a deficiency suit against a person who lost a property that is 2.5 acres or less at a foreclosure provided the property is a single one-family or a single two-family dwelling."
I fall into that catagory. Basicly, I'm wondering about future pit-falls if the worst case scenerio happens and I do end up foreclosing after I do a cash-out refi.

Roommate and I found an apartment and were "phased" by how great the neighborhood was. We jumped too fast. We started realizing the apt didnt have some features we wanted and it was old, etc. We did sign checks over for $1300 total deposit but there is NO lease and there is no receipt. The landlord did tell me on the phone that this deposit is not refundable if we change our mind. well we did, and now, is there a way to get the money back? It was considered first months rent. Isnt there a grace period to move out? Help!

I signed a 1 year apartment lease june 07, My wife found a great deal on a new construction home,and plan on closing October 26th 07. With all the down payment,closing costs, I don't have the money to buy out my lease and was wondering if a payment plan with apartment management is an alternitive,I have not spoken with apartment yet. Here's the deal. I'm currently a college student. I have no job but have about 15,000 in cash reserves. I really like this small house for 75,000. I have a credit score of about 700. Would I prequalify for a home loan? I don't want to get my credit ran if there's no possible way to do this... The monthly mortgage payment would be equivalent to what i'm paying for rent right now. This would also be my first home. Any experts out there on this?
