like do they get old quicker and need more maintanance like after 10 years? are they under warranty? how long? tell me good things and bad about manufactured homes-I am talking about the modern ones with foundation and all modern stuff like tub and fireplace.

Some of the good ones cost all most as much as a stick build home does but they still lose money every year. I appraise manufactured homes and stick built and I think they all are built cheep. They all use plastic plumbing that leaks and have problems. They use carbord fiber siding like LP, that fails within 10 years. They have to keep the weight down so they can transport them. There is no good things I can think of.

If you are looking to buy a used one, have it inspected.

I use to work for a commercial modular leasing company. We depreciated equipment over an 18 year period. Like most things, regular preventative maintenance will extend the life of a mobile unit. Water infiltration is the most damaging. But that's true of a stick built house as well.

I wouldn't recommend buying a manufactured home in a park where you rent the lot. You have to deal with park rules or lack of rules and moving your home is very expensive.
