Well, I owned a trailer..or mobile home as they are commonly known as. The problem is, at the price your paying the trailer must be quite old.
I would never buy another one.
I had just gone through a divorce and our home had to be sold, I needed somewhere to live with my kids.
But, the trailer had been "tweaked" meaning it was twisted, but you can't see that. You won't know if it is until the windows roof start leaking.
My water heater went right through the floor and hit the ground, what a mess.
Be careful please, my kids and I patched this old trailer up so many times just so we could walk safely on the floor as the leaks caused the floors to disintegrate, usually they are just made out of a pressed board, not plywood, so check that out too.
There is a mobile home association, as it is not a house it will have a registration number like a car, try to find that association in NY and check up on the registration number.
As far as the maintenance, I'm assuming that's rent for the pad too? If not .. run fast.. because that's a lot of money.

That is ALOT for maintenance. Also, roofs on trailer homes are a big issue. I have heard that alot. You have to make sure there are no leaks and that roof is in good condition. Another thing is the plumbing. And the electrical system. Look into whether or not you have to pay taxes. You will have to get homeowners insurance for certain and I would think trailer homes have their own unique insurance. Not all trailers come with appliances. That is stove, refrigerator, etc. I live in upstate NY and believe me, that is alot for maintenance. Check out the link below for more info and do a google search on the subject as well. Find out if there are any organizations for trailer home owners online and write to them as well with "questions". A trailer home is a mini-house if you will. It has all the priviledges and RESPONSIBILIES of an actual house. Buyer beware!

Definitely have that home inspected to make sure there's no serious plumbing damage or electrical or gas line issues.
There could be "lot fees" or "utility fees" and obviously, there will be insurance and taxes on the home.
It sounds a little "too good to be true"...I live in Oklahoma and you can't find a deal like that here anywhere...so in Upstate NY...it really raises a red flag for me.

Property taxes, maintenance and space rental rate increases. Trailer does not retain its value. For $560.00 per month you are better off buying a house or condo. In the long term you will build up an equity.

A trailer house? yuck. but if that is what you want to do, why dont you check other prices nearby? And where is this trailer going to sit? That may be a hidden cost.

What about property taxes, insurance, utilities, etc?
I can't imagine a $10,000 trailer would be very safe. Does it have walls and a floor?

Mobile homes are almost never a good idea to by because they go down in value like cars. I am not sure what alternatives you have but you definitely need to think this through.
