Does there have to be 30 day notice b4 it goes on the market or just 30 days to move?

30 days starting on the 1st
after all you have to give them a chance to find a place
what are they supposed to do?

30days? In Canada it is 3 mnths written notice.
I believe that is once the place is sold..
There is also a written notice required to show potential buyers the property as well (see below)
It would be handy to know what part of the world the property is in as regulations differ. However, I am assuming then that this property is in the USA.

be careful, look b4 you leap...in most areas when a lease is in force, the lease goes with the property and you cannot get the tenant out until the lease is over.
this should not prevent you from selling the parcel unless the new buyer intends to move in.
then you're stuck with the tenant until the lease is over.
check your local jurisdiction re: same and get the straight skinny for your area.

It would be good to notify them that the property is going on the market especially if you plan on showing it. You cannot just show their home without first making an appointment with them to come in. They also don't have to let you in to show the place if they don't want to.
So to benefit yourself it would be best to be up front with your tenants.
The moral high road is always the best way to go. Would you like this type of new sprang on you and you had to scramble to find a new place to live?

You don't have to notify them you are putting it on the market. You just have to give them 30 days notice to move.

It would, however, be a good idea to let them know you are putting the place on the market and work out some arrangements for showing the place. Your tenant doesn't have to let folks in who just come knocking on the door.
